An up-and-coming neighborhood
While many neighborhoods in the Austin metro area have been reaping the benefits of the city's population boom, Franklin Park had not been seeing the same level of enthusiasm. Part of the problem was the neighborhood park, which for decades had been in a state of disrepair. Residents, understandably, avoided the area, and the neighborhood’s reputation suffered. But a few years ago, a respected community leader began championing Franklin Park, along with help from area residents who wanted to see an end to the neglect. With assistance from a nonprofit organization, Pastor Edward Clarence Craig Jr. helped secure a grant from the Austin Parks Foundation. Today, Franklin Park is a testament to Pastor Craig’s vision, as local residents have banded together to improve their surroundings. This up-and-coming neighborhood is bordered on the west by Interstate 35, so residents have easy access to downtown Austin 7 miles to the north. “You can’t beat the convenience of Franklin Park,” says Realtor Gray Adkins, who has been representing Austin real estate transactions for more than 10 years.

Putting the "neighborhood" in neighborhood park
Though he passed away in 2017, the 5-acre park on Cedargrove Drive was named in Pastor Craig’s honor. The centrally located park lives up to its namesake’s legacy. It is both a place of entertainment and play and a place that serves as a neighborhood gathering spot. There is a playground for kids and benches for tired adults at the park, a basketball court and fitness equipment, as well as plenty of open space for play or relaxation. The park is the site of several neighborhood events throughout the year, ranging from a community Thanksgiving celebration to music festivals and other gatherings. For indoor recreation, Urban Air Trampoline and Adventure Park, located in the northern section of the neighborhood, offers hours of entertainment on their trampolines, bowling alley, video arcade, zip line and other attractions.
Neighborhood Park has a Basketball & Volleyball Court, Softball Field, Playground, BBQ Grills, and Picnic Tables.
The Park has an Outdoor Fitness Area for that Afterwork Workout.

Affordable real estate
The majority of homes in Franklin Park were built in the 1970s, and many have been remodeled and updated since their original construction, and prices in the neighborhood tend to reflect the degree to which homes have been updated. The median price of real estate in Franklin Park hovers around $340,000, and buyers should expect to pay an average of $277 per square foot. A four-bedroom/two-bathroom ranch-style home can sell for $225,000, and prices can go up to $450,000 for a completely remodeled and updated three-bedroom/two-bathroom ranch-style home. “The price points are well below the city average,” says Adkins, citing the more than $500,000 that the average home in Austin fetches.

Getting around town
Interstate 35 marks the neighborhood's western boundary, so residents have easy highway access to get north to downtown Austin and points beyond, or south to San Antonio. And while the neighborhood is relatively car-dependent, several Capital Metro bus stops along both Stassney Lane and Teri Road make it easier to get around town without having to drive.
Convenient shopping and restaurants
When they need groceries, neighborhood residents have easy access to nearby Fiesta Mart, located just across I-35 on Stassney Lane. For home necessities, Walmart Supercenter is located a little more than a mile north on I-35 at Ben White Boulevard. For more intensive retail therapy, the shops lining South Congress Street are approximately 5 miles away. Get the kids to school
Franklin Park is districted to the Austin Independent School District, which earns an overall rating of A-minus from Niche. Students in the neighborhood can attend Rodriguez Elementary, Bedichek Middle and Akins High School. Both Rodriguez and Bedichek earn a C-plus rating from Niche, and Akins earns a B. Students at Akins High School choose from one of seven different college preparatory academic tracks, which affords students small learning communities and interactions with professionals working in the fields related to their chosen track. The school also offers students a wide range of opportunities in athletics, fine arts and school-sponsored clubs. Alternatively, parents can avail themselves of several private schools in the area, including St. Stephen’s Episcopal School, which is rated as the best private school in the Austin area by Niche.

the employment in my area is very fair, there are many jobs that will help out people that are in need of a job. but other than that most people just work a at typical fast food restaurant or a clothing place.

It's hard to find any kind of job in this area. When you do find a job it is minimum wage with terrible hours. The only jobs that you might be able to find are cashier jobs, however with the high level of crime and armed robberies you're better off commuting away from the neighborhood.

The houses don't look nice. Many of the houses are at least 40 years old. The houses are o.k. in terms of size; most houses are 3-4 bedroom houses.
