Looking to the future of Johnston Terrace

Compared to some of its neighbors, Johnston Terrace hasn’t yet been completely redeveloped. But it’s on its way. “It’s a great deal if you’re looking for a lot of upsides five to seven years from now,” says Sandi Bennett, a broker associate with Compass RE Texas. “It’s affordable and right on the periphery of what’s already expensive just across the street.” In some instances, homeowners are placing multi-family structures on lots where single-family homes once stood. Still, a single story ranch-style home can be found for just under $400,000. Residents also benefit from green spaces like East Boggy Creek Greenbelt and Govalle Park.

Ranch-styles replaced with the ultramodern

Tiny bungalows and cottages constructed in the 1950s and 1970s are selling for multitudes more than the boards and beams they’re built with so that investors can tear them down and replace them with modern houses. The original wood-framed, board and batten ranch-styles were constructed in the mid to late 1900s. Those that have been well-maintained may be upgraded and modernized to resemble traditional farmhouses or bold, ultramodern structures that are dominated by straight lines and oversized windows. This style of home or townhouse will go for around $520,000 to $800,000. Many of the new builds have preserved the mature trees on the wooded lots, creating some shade and privacy.

Lights, Camera, Action at Eastside Early College High

A few blocks away, Johnston Terrace students can enroll at Govalle Elementary School before graduating to Martin Middle. Both schools earn a C overall score on Niche. Eastside Early College High offers career classes leading to industry certifications including the opportunity to earn an associate degree in Radio, Television and Film. It receives a C-plus rating.

Three major points of transportation

Johnston Terrace is shaped like an upside-down triangle. The eastern border is flanked by Ed Bluestein Boulevard (or Tollroad 183). This artery will quickly transport commuters to points north and south, including Austin-Bergstrom International Airport about five miles away – or even east, if folks are heading to Manor or Houston. It’s bordered on the west by Airport Boulevard, another major corridor.

A short drive to restaurants and retail

For shopping, residents travel to nearby neighborhoods like Govalle and Holly. The closest H-E-B is on Seventh Street in East Austin, about two miles away. There’s only one restaurant in Johnston Terrace, but it has a loyal fan base. El Secreto De La Abuela has an extensive menu that includes tacos, chalupas or gorditas. They even do breakfast. However, the neighborhood’s convenient location means it’s under five miles from several shopping and dining options in the Mueller Regional Retail Center, including Marshalls and Chipotle.

A lot going on at Govalle Park

On most of the neighborhood’s northern boundary sits East Boggy Creek Greenbelt, where residents can spend an entire day on hike and bike paths, as it’s part of a larger system of trails that run through East Austin. According to Bennett, Govalle Park is the best amenity Johnston Terrace has to offer. It is the trailhead for the Southern Walnut Creek Trail that serves as a connection to multiple neighborhoods. The 7.3 miles of wide trails are ideal for biking, walking or running through native trees, soft hills and small bodies of water. Govalle Park also has an outdoor public pool, a playground and a Movies in the Park series.

City life with city noise

Depending on proximity to the airport, some residents may be able to hear planes going by. “What buyers have to remember is if they want to be close to the action, they’re going to get trains and airplanes,” Bennett says. “If you want quiet, move to the suburbs. If you want the city, you’ll have to have city noises.”
