Proximity to Downtown Austin, competitively priced housing and great schools are drawing homebuyers to Legend Oaks. “It feeds into some of Austin Independent School District’s highest-rated schools,” says Nicole Marburger, a Broker Associate with Legacy Real Estate Group and resident of Southwest Austin. “From Elementary, all the way up to high school.” The titular oaks dot the streets, giving the neighborhood a mature, established feeling. The homes are divided into two developments, Legend Oaks I and Legend Oaks II. All residents must be members of their respective HOA, but Legend Oaks I has a more active HOA where the clubhouse serves as a social hub for the neighborhood.

Near Williamson Creek and Latta Branch Greenbelt, homes in this neighborhood benefit from the greenspace with quiet roads shaded by native trees preserved during the home-building process. It is populated with single and two-story ranch-style and traditional-style homes. “These houses were primarily built in the 90s, a lot of them offer really good bones,” says Marburger. “If they’ve been well-maintained, they can be a really great move-in option.” She also notes that not all the houses look the same, each one has their own character that buyers appreciate. A rare find in Austin, a three-bed, two-and-a-half-bath can still be found for around $550,000. At the higher end of the price range, a home with similar square footage could go for $750, 000.

Shopping on both sides of town
The sidewalk along Escarpment Boulevard leads to Escarpment Village, a green retail center that harvests rainwater and uses solar panels for electricity. To begin their education, students can attend Mills Elementary School, which receives an A overall score on Niche. At Mills, kids can use their imaginations at the Makerspace, a space that promotes learning through building things. Smalls Middle and Bowie High also rank highly, the former with a B-plus and the latter with an A score.

Legend Oaks Neighborhood Park has limited access for residents who are not members of the Legend Oaks I HOA.
