Diverse community and a central location in North Shoal Creek
North Shoal Creek’s quiet nature prevails over the bustling intersections that border the neighborhood. “You definitely see a wide range of community and diversity in this neighborhood,” says Evonne Gottsch, a Realtor with Bramlett Residential who has been selling in Austin for over 16 years. “You’ll see a lot of families, some older people, and young professionals who might work at Apple because the neighborhood is convenient to the Apple Campus.” The neighborhood maintains a retro feel with houses from the 1960s and a 1970s roller skating rink that’s still in operation. A distinct commercial corridor shields North Shoal Creek’s residential streets from most of the buzz, creating a one-square-mile pocket of homes with some walkability to daily necessities. In 1976, Jimmy Buffett was inspired to write the song Margaritaville while sipping the namesake drink at a North Shoal Creek restaurant on Anderson Lane, which is now High Five, a bowling alley. It’s reported that it was Buffet’s first time trying the cocktail frozen, as the former Lung’s Cocina del Sur was the first restaurant in Austin to have a frozen margarita machine.

Ranch-styles in all styles
“You’re looking at 1950s and 60s homes, you’re looking at midcentury, or a little bit older than midcentury,” says Gottsch. “There is some new construction—investors and builders buying homes and knocking them down and building on their beautiful lots. They tend to be larger, flat lots that are easy to build on.” Some ranch-style homes stand out for pastel paint jobs, while others feature natural stone facades. North of Pillow Elementary, square lots display taller homes with cross-gabled roofs and contrasting trim. Additionally, apartment and condo complexes like The Palm, sit right across the street from the North Village Branch of the Austin Public Library. Older single-family homes range from $345,000 to $850,000, while 2023 builds hover between $1.3 million to $1.6 million. Condos start at $150,000 and go as high as $295,000.

Pillow Elementary is the heart of the neighborhood
Pillow Elementary is located in the middle of the neighborhood and earns a B-minus grade on Niche. The school's focus on teaching world languages helps students learn elements of Spanish, German, Latin and French. Community gardens provide students with hands-on learning opportunities, and children can stay active by joining programs such as Marathon Kids. Since the school’s inception in 1969, some families have attended Pillow for multiple generations. It’s common to see parents walking their children to and from the building. Burnet Middle receives a C rating, while Anderson High has an A rating. “They have great public schools and also some great private schools all in that general area to meet your family’s needs, whatever that looks like,” says Gottsch. Students can apply to attend magnet schools within the Austin Independent School Districts.

Pillow School Park, a vibrant community space, boasts playgrounds and open fields.
School parks and parties at Pins & Wheels At Playland
Pillow School Park is next to the elementary school but is open to the public when school is not in session. It offers a playground, sports field and basketball court. One neighborhood over in Allendale, Beverly S. Sheffield Northwest District Park is a larger green space with walking trails, tennis courts and an outdoor pool. Pins & Wheels At Playland, formerly known as Playland Skate Center, is the largest skating facility in the city and has been a fixture of the community since 1973, and stepping inside is a bit like stepping in a disco time machine. “My daughter has had many birthday parties there,” says Gottsch. “We still call it Playland.” Highland Lanes is down the street, while Chaparral Ice is a family owned ice rink located in Northcross Mall Plaza.
Dinner and a show at Alamo Drafthouse Cinema Village
While the core of North Shoal Creek remains residential, it's encircled by retail. There are a few different malls and shopping centers on Anderson Lane, including one with an Alamo Drafthouse Cinema Village. The movie theater delivers dinner and drinks to the customer’s reclining seat. Eldorado Cafe serves Tex-Mex comfort food. There’s a Walmart and Fresh Plus Grocery for supermarket needs. Along Burnet Road, there are more bars and eateries, like P. Terry’s Burger Stand, a chain that started right in Austin. There are also more upscale options like Bartlett's Restaurant. “You can’t beat a Bartlett’s Tito's martini,” says Gottsch. “It’s American Cuisine, like steak, and has great service.” The Domain, Austin’s large outdoor mall, is less than 5 miles from the neighborhood.

Catching a game at Q2 Stadium
The North Shoal Creek Neighborhood Association often hosts events in the neighborhood, such as garage sales and Fourth of July celebrations. In December, the community comes together for the Luminaria Walk, which lights up Pillow Elementary’s track. The voluntary association maintains a community garden where residents can purchase plots for $30 a year. Soccer fans wanting to see Austin FC play at Q2 Stadium have a short drive.

Getting around Austin in 20 minutes
The neighborhood is bordered by four major thoroughfares: Mopac Expressway, Research Boulevard, Burnet Road and Anderson Lane. There are pockets of walkability throughout the neighborhood for those who live closer to Anderson Lane. However, Burnet Road is a busy thoroughfare and isn’t safe for walkers. With buses, biking trails and sidewalks, residents can get to some nearby retail and recreational facilities without a car. “The access they have to MoPac and to Highway I83 can get you anywhere in 20 minutes,” says Gottsch. “When I say anywhere, I mean Round Rock, Cedar Park, Eastside and downtown." The drive to Austin-Bergstrom International Airport will take around 18 miles and 20 minutes, depending on traffic. Ascension Seton Northwest Hospital is less than 4 miles up Mopac. The neighborhood’s CAP Index crime score is 6 out of 10, slightly higher than the national average of 4.

our apartment is nice. It's airy, spacious and opens up into a nice courtyard with palms and clusters of rosemary. The neighborhood is pleasant to walk in and we're close to a lot of things. Unfortunately, the cross street is being developed and more expensive, ill-maintained condos will be popping up. Since more people are moving to Austin, rent will increase even more. Still, I think it's probably pretty nice compared to other cities, though I don't have much experience with anywhere else.

I think that North Shoal Creek is a good neighborhood with lots of different places to see and visit, however there is a bit of an issue where the homes are becoming so expensive, that not many people want to live there. I also think that they should makeover some houses, because as you go through the neighborhood, you'll notice that many times houses look very old, and not attractive.

I have lived here in Austin for a little more than a year now, great city. With that being said however, my school is the opposite. I attend the Austin Community College I have become concerned this past year. I have overheard that the police at one of the five branches state that theft is a problem there at Northridge, one of the campuses. At the Eastview campus, I found a .45 caliber bullet on the sidewalk across the street in front of the school. I am now on edge when I attend any of the campuses.
