When it comes to settling down in Northwest Austin, Northwest Hills has the great schools, community and location families are looking for. There’s a mix of contemporary and midcentury homes, but they're not laid out in a typical grid. The hilly terrain makes for interesting street patterns that lend themselves to the neighborhood’s scenery. “Because we’re at the start of the Hill Country, we have many streets that overlook canyons and provide wonderful views of the sunset,” says Carol Dochen, a Northwest Hills resident and broker with Dochen Realty Group who has been selling real estate in the area for 43 years. Yet, even with its sense of seclusion and rugged scenery, the area is still convenient to restaurants, shopping and community centers.

Offering both comfort and space to grow
In a place where midcentury modern reigns supreme, the California ranch-styles of Northwest Hills are always on trend. Craftsman and traditional styles add variety, and more extravagant homes have Colonial and Tuscan influences mixed with quintessential Texan flair. “With an average living space of over 2,700 square feet and layouts of three to six bedrooms, homes here offer both comfort and space to grow,” says Joe Keenan, a Realtor and broker associate with Keenan Property Group. “Many have undergone interior renovations over the years, highlighted by fresh paint, modern kitchen appliances and updated flooring.” A modest ranch-style home will start at around $800,000, but can climb up to $2,000,000 for a large newer or renovated house.

Biking to A-rated neighborhood schools
Public schools serving Northwest Hills include Doss Elementary School, Murchison Middle School and Anderson High School, all receiving an A-minus score or higher on Niche. “Almost 100% unique to the Austin school district, the elementary, middle and high school are all within the neighborhood,” says Dochen. “Making bike riding and access to the school very easy.” Private and charter options, such as the Austin Jewish Academy and Paragon Prep School, are also available.
Many people tend to commute by bicycle around Northwest Hills.
Murchison Middle School is a highly rated public school in Austin.
Anderson High School in Westover Hills is a public high school.

Kids love to play soccer in Northwest Hills.
Weekend soccer games in the park
On the weekends, residents can be found at either Allen Park, Loewy Family Playground or Doss School Park. “We have playgrounds that are filled with soccer games that kids are playing in,” says Dochen. “There’s a cliff where I see people kite soaring.” The newly opened Shalom Austin Dell Jewish Community Campus is open to everyone and features a pool with a three-story slide, gymnasiums and tennis and pickleball courts.
Local spots for going out and nearby groceries for staying in
H-E-B, which Keenan calls Texas’s favorite grocery store, anchors the neighborhood. Far West Boulevard is a short strip of commerce with local eateries, shops and businesses just blocks away from most homes in the neighborhood. Biderman’s Deli has been offering fresh bagels and deli sandwiches there since 2016. A highly recommended spot is 5280 Burger, ideal for happy hour and watching sports. The neighborhood is also home to the Old Quarry Branch of the Austin Public Library.

Close to Downtown Austin, but not too close
Northwest Hills is ideal for those looking to be close to the city, but not too close. With US 183 to the north and FM-2222 to the south, residents can easily access US 360 or Mopac. “Downtown Austin is just a short 8-mile drive away,” says Keenan. “So restaurants, live music, and night life is never far off.”
Northwest Hills is just minutes away from downtown Austin.
Many UT students that live in Northwest Hills, catch the Cap Metro to campus.

Celebrating the holidays in Northwest Hills
For over 40 years, a local neighborhood tradition has been the Fourth of July parade, which culminates in a lively "Freedom Festival" celebration. Winter means it's time for the holiday lighting contest and sledding down Murchison Hill in the rare event of Texas snow.
