Parmer means business, in more ways than one

The neighborhood of Parmer is situated on Austin’s north side right off Interstate 35. Businesses maintain a huge presence in Parmer, and companies like BAE Systems, Qualcomm and GM are major employers. But it would be a mistake to overlook the residential portion of the neighborhood, which stands to benefit tremendously from Austin’s growth. “Jobs and people are moving here to Austin. Homes in Parmer would be good long-term holds,” says Matthew Teifke, broker and co-owner of Teifke Real Estate who has been selling homes in the area for over seven years. “They’re definitely going to go up in value over the next 10 years.” Beyond that, Parmer residents have a ton of shopping and dining options and easy access to the highway and Walnut Creek Metropolitan Park.

Multiple nearby eating and shopping options

Retailers and restaurants galore can be found at Parmer’s Shops at Tech Ridge shopping center right off the highway, from national chains like Chick-fil-A and Dollar Tree to local establishments like Bep Saigon, which serves Chinese and Vietnamese cuisine. But Interstate 35 Frontage Road is loaded with shopping and eating options up and down, like Walmart, H-E-B and Home Depot. If the hustle and bustle surrounding the interstate is too much, locals can visit other eateries in nearby North Austin and Walnut Creek Park. Gyros, baklava and other delicious Greek staples can be found at Santorini Cafe, while Chuy’s is a casual, colorful Tex-Mex place. After getting off work or during a game day, locals can visit the Pitch, an outdoor community hub and food court with multiple restaurants and sports bars that’s situated right next to Austin Football Club II’s stadium, Parmer Field.

Homes with eclectic architectural influences

The residential section of Parmer can be found south of Tech Ridge Boulevard. Windy neighborhood roads are accompanied by sidewalks and lush trees and exit out onto East Yager Lane. Driveways are spacious enough to fit two cars side by side, and there is plenty of street parking available. Most houses were built between the 1980s and 2000s. Bungalows and two-story contemporary builds are common here, with eclectic influences from the American Craftsman, Spanish Mission and Mediterranean architectural schools. Houses tend to span between 1,000 and 1,500 feet, with two or three bedrooms. Most of these houses tend to sell for between $350,000 and $450,000. “Pricing is cheaper here than on the other side of the highway,” Teifke says, referring to neighborhoods like Walnut Creek Park and Scofield Farms where median home prices approximate closer to $500,000 or higher. In the subdivision on Parmer’s north end, apartments can be found.

More than just business parks

Given the presence of a sprawling business park within the neighborhood, it may come as a surprise that a sprawling, 293-acre recreational park is only one mile away from residences: Walnut Creek Metropolitan Park. Beyond its five softball fields and municipal pool, the park offers an incredible 15 miles of hiking trails for both beginners and seasoned outdoorspeople. Even more trails can be found at Copperfield Park like the 3.5-mile Copperfield Nature Trail.

Cheering on the Austin football clubs

Austin Football Club II practically plays in Parmer residents’ backyards, with St. David’s Performance Center no more than a 15-minute drive for most residents. Q2 stadium, where the main team plays, is only 5 miles to the west.

Easy access to downtown Austin and the hospital

Although Capital MetroBus line 392 passes through Parmer, taking passengers to the Shops at Tech Ridge, Parmer residents prefer using their cars to get around. Interstate 35 bookends Parmer on the west, carrying travelers to downtown Austin 10 miles away in just 15 minutes. The hospital, North Austin Medical Center, is about a 10-minute drive via Parmer Lane.

Kickstarting kids’ education

Kids can attend schools in the Pflugerville Independent School District. Students may start off at Copperfield Elementary School, which is just south in neighboring Copperfield. Students might move up to Westview Middle School before completing their secondary education at John B. Connally High School. The schools have received B-minus, C-plus and B ratings from Niche, respectively. Students at Westview Middle can participate in the school’s Kickstart Kids program, a martial arts program that fosters character development. The Westview chapter is particularly strong, with more students graduating to black belt than any other school in the district.
