Rogers Hill is an up-and-coming community on Austin’s east side

The Rogers Hill neighborhood typically doesn’t top a homebuyer's list when looking for a place to settle down in the Lone Star State capital. But this growing community east of U.S. 183 is on the rise. Along with a new development project that will build thousands of homes as well as retail and office space in the neighborhood, the nearby park on Walter E. Long Lake is slated for major upgrades. “I’ve had my eye on the neighborhood ever since I moved to Austin 13 years ago,” says John Doucette, a Realtor with Keller Williams Luxury Homes, who lives in one of the trendiest subdivisions in the neighborhood, Agave. “A lot of people buy out here before they have kids or right when they have kids. It’s been a great investment for people; better-priced homes, and they’re upscale.” Doucette adds that highway access makes it easy to reach destinations across the city, including the airport. “You’re basically 15 minutes from everything.” A diverse community stretching nearly 4 miles north-to-south, Rogers Hill is home to several farms, the Austin Hindu Temple and Community First! Village. The village is a master-planned community for people formerly experiencing homelessness. The southern half of the neighborhood is primarily a mix of undeveloped land and industrial space that includes a jail and a water treatment plant.

Rogers Hill features a wide range of home styles and prices

With periods of development from the 1970s through today, Rogers Hill includes over a dozen subdivisions featuring an array of single-family homes from classic Texas brick and limestone builds and midcentury ranch-style homes to Spanish Eclectic designs. The Agave subdivision is desirable for its newly built modern homes featuring two-car garages, 12-foot ceilings and roof decks. “The magical thing about Agave is we’re on this hill, and all of the homes are afforded a view of downtown with beautiful sunsets. People on the west side pay three times as much,” Doucette says. Most homes here fall between $250,000 and $600,000. However, Agave’s modern dwellings range from $600,000 to $800,000. The over 200-acre Colony Park Sustainable Community, in development since 2012, will neighbor Agave and is designed to fill gaps in this part of Austin that has few commercial spaces. “It’s going to be a totally green mixed-use development, and that’s going to bring a lot to this neighborhood: restaurants, coffee shops and stores,” Doucette says.

Parks, playgrounds and recreational spaces in and around Rogers Hill

The nearly 3,700-acre Walter E. Long Metropolitan Park, the city’s largest park, includes a lake surrounded by nature preserves and sits northeast of Rogers Hill. The water is popular for fishing and boating, while its open green space provides scenic views for a picnic. The park is being revamped as part of the Walter E. Long Metropolitan Vision Plan. While still in its design phase, the proposal includes a marina and a central promenade leading to a pier. The Travis County Exposition Center neighbors the park, hosting rodeos, concerts and a carnival. Agave Neighborhood Park features a small playground. Nearby, Turner Roberts Recreation Center provides community programming and youth sports. The Walnut Creek Trail meanders along the neighborhood’s west side, passing by facilities for the Austin Rugby Club and the Austin Cricket Association, as well as the public 9-hole course at Harvey Penick Golf Campus.

National retailers, local restaurants and attractions nearby in Mueller

JD’s Super Market, a few small local grocers and Dollar General dot Rogers Hill. Doucette says residents typically drive to Mueller, a master-planned community about 5 miles away with national retailers and grocery chains like H-E-B, for most shopping needs. More than a dozen restaurants surround Mueller’s Aldrich Street District, ranging from beloved date night spots like L’Oca d’Oro to casual hangouts like B.D. Riley's Irish Pub. Blockbusters and special film screenings draw movie lovers to Alamo Drafthouse, and the exhibits at Thinkery, a children’s museum, keep families engaged for hours. “Mueller is a bubble. It has so much stuff that you never have to leave,” Doucette says.

Multiple ways to get around Austin from Rogers Hill

Downtown Austin is about 7 miles away, a trip Doucette says usually takes between 15 and 20 minutes. East Martin Luther King Junior Boulevard provides a direct route to the city center and the University of Texas at Austin. It connects with U.S. 183, a major highway through the city, which makes the roughly 8-mile drive to Austin-Bergstrom International Airport about 15 minutes. CapMetro buses stop along Layola Lane, one of the bikeable streets in the neighborhood.

Two school districts and charter options in East Austin

The Manor Independent School District, earning a C-plus overall rating from Niche, serves most of Rogers Hill. Homes south of Layola Lane are zoned for Oak Meadow Elementary, while homes north of Layola are zoned for Decker Elementary. Both schools, which get C-minus ratings, feed into the C-minus-rated Decker Middle. Manor High earns a C-plus. The A-minus-rated Austin Independent School District, which offers neighborhood and application-based schools, serves the Colony Park and Knollwood on the Colorado subdivisions. Colony Park is zoned for Overton Elementary, Dobie Middle and Lyndon B. Johnson Early College High, which all receive C ratings. Students in Knollwood on the Colorado can attend Ortega Elementary, earning a B, C-rated Martin Middle and Eastside Early College High, which receives a B-minus. Multiple charter school options are in the neighborhood, including the C-plus-rated KIPP Austin Academy of Arts & Letters and Austin Discovery School, which Niche does not yet rate.

Community First! Village provides more than housing

Tucked in Rogers Hill’s far northwest corner is Community First! Village, an enclave that provides permanent housing and support for nearly 400 people who were once homeless. Stretching over 50 acres, the village is designed to cultivate a sense of community, with dozens of tiny homes clustered around common areas where residents can cook meals and connect with one another. A community center, an entrepreneurial hub and a garden are just a few of the many amenities available for residents.
