A warm welcome to Texas Hill Country
About 10 miles north of downtown Austin, scenic nature and river views are the norm in Shepherd Mountain, offering residents a warm welcome to the great outdoors. “The hills, the views and the mature trees are all big selling points for the community,” says Rebecca Jacks, CEO of Eleven Oaks Realty. “You can find larger homes than what you’d find in some surrounding communities, and it’s close to the Texas 360 and Ranch Road 2222, so it’s great for commuters, too.”
Bull Creek District Park in Cat Mountain offers hiking trails and lush greenery.
Nature hikes at Bull Creek District Park
Residents looking to spend the day outdoors are just minutes from Lake Austin, and there are plenty of parks and trails nearby as well. Emma Long Metropolitan Park spans over 12 acres, with several trailheads, campsites and docks. The neighborhood is also minutes from the Bull Creek District Park, a popular spot for a quick hike or a relaxing day on the creek. Across Lake Austin, members of the Austin Country Club can play on the 180-acre, Pete Dye-designed 18-hole course.
Luxury homes with stunning mountain vista views overlooking the Hill Country.
Spacious hillside homes with beautiful nature vistas
Though Shepherd Mountain is small, the community is clustered with eye-catching single-family homes, most offering great views of Lake Austin and the city skyline. Houses tend to be priced between $1 million and $3 million. Some of the spacious estates feature hints of Mediterranean-style architecture, with red-tile roofing. “Though home prices are higher than the average for Austin, the prices are on the lower end for homes in surrounding neighborhoods,” Jacks says.
Highland Park Elementary School plays a significant role in the Highland Park West community.
Highland Park Elementary School is a Blue Ribbon School
Kids start at Highland Park Elementary School, which is nationally recognized as a Blue Ribbon school by the U.S. Department of Education and offers a creative learning initiative as well as after-school care. The fine arts program at Lamar Middle School includes the Jazz Factory and Wind Ensemble which perform in several school concerts throughout the year. McCallum High School offers a comprehensive STEM curriculum, including engineering and software development classes. All schools receive an A-minus or higher from Niche.

Ranch Road 2222 provides easy access to Downtown Austin
Ranch Road 2222 provides a straight shot to downtown Austin, about 10 miles away. Shepherd Mountain is also a few miles from the Texas 1 and 360 loops, providing alternate routes to get around the city. There’s little to no public transportation close by, so residents tend to drive.
County Line on the Lake offers amazing BBQ for the locals near Shepherd Mountain.
Savory barbecue with a waterside view at County Line on the Lake
County Line on the Lake's waterside location offers scenic Bull Creek views plus generous portions of savory barbecue. Many area restaurants are along Ranch Road 2222, which is less than a mile from the neighborhood. Siena Ristorante Toscana transports diners to Italy with authentic Italian food and wine. After a day on the water, folks on Lake Austin can dine at Ski Shores Cafe, a longstanding restaurant that serves pub fare with a great view of the lake.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
