Something old, something new
There was a time when anything south of the Colorado River qualified as South Austin. But times have changed and, today South Austin a full-fledged neighborhood that, despite the changes the city has experienced, still retains a sense of what has always made Austin such a special place for so many people. With its marriage of something old and something new (a quick trip through the neighborhood will inevitably reveal something borrowed and something blue, too, though a sixpence might be hard to find), South Austin is rapidly becoming a favorite for younger families and professionals, as well as for those looking for a reminder of old Austin.
Live music in the neighborhood
Consider, for instance, The Far Out Lounge and Stage. Patrons can catch musical acts ranging from the “cowboy lounge dream pop” tunes of The Discount Pills to the classic rock and 90s alternative stylings of Brian Wolff and the Howlers, all while dining on offerings from a rotating list of food trucks and enjoying drinks from The Far Out’s full bar. Opened in 2019, The Far Out qualifies as a newcomer in Austin, but it embraces that old Austin ethos and invokes the battle cry of keeping Austin weird. And just to make it even more old school, The Far Out is built around part of the original bar that was first built on the site in 1908.

Casual cuisine and regal retail
The Austin dining scene has followed the same trajectory as the city as a whole, with new world-class restaurants opening seemingly all the time. And while South Austin doesn’t have any Michelin-starred cuisine (yet), there are plenty of places that have that taste of yesteryear in Austin. Residents here can start their day with a chicken biscuit and a cup of coffee at the Brooklyn Breakfast Shop food truck. For Texas barbecue, Chief’s BBQ is the place. Don’t expect linen napkins and candlelight; Chief’s is all about the food and not about the frills. “Places like that are what give the city its character,” says Mary Daniels, CEO of Jewel Realty Group and a longtime Austin resident. “They give the neighborhood that ‘old Austin’ feeling.”
South Austin the neighborhood is not necessarily a shopper’s paradise, but South Austin the area has plenty of places to scratch that itch for retail therapy, and it’s all close to the neighborhood. The shops of South Congress are legendary for their variety. From $3 tchotchkes to $3,000 custom-made boots, there’s a store selling just about everything along South Congress. For more everyday shopping needs, H-E-B is in the southeast corner of the neighborhood, Walmart and Target are just across Slaughter Lane.

The great outdoors
When it comes to spending time outside, South Austin residents don’t have to look far for places to go. Centrally located Dittmar Neighborhood Park provides neighborhood residents with 13 acres of open space that includes a playground, walking trails, an outdoor pool and a recreation center complete with a weight room. For even more room to run, residents can head a few blocks south of the neighborhood to Mary Moore Searight Metropolitan Park, which features miles of hiking trails, a creek for fishing, an off-leash dog park and a vast expanse of open fields that explode with color when the wildflowers bloom in the spring.

South Austin students are served by the Austin Independent School District, which earns an overall rating of A-minus from Niche. Children can attend Casey Elementary, Bedichek Middle and Akins High School. Casey earns a B rating from Niche, Bedichek earns a C-plus and Akins earns a B. Students at Akins High School choose from one of seven different college preparatory academic tracks, which affords students small learning communities and interactions with professionals working in the fields related to their chosen track. Alternatively, parents can avail themselves of several private schools in the area, including St. Stephen’s Episcopal School, which is rated as the best private school in the Austin area by Niche.

A variety of home styles
When it comes to homes in South Austin, it seems that the only unifying characteristic is variety. It’s not uncommon to see a low-slung ranch-style home situated next to a multi-story contemporary, with condominiums and townhouses also available in the neighborhood. “Costs are still pretty low comparatively, so we see a lot of professionals and new families buying their first-ever home here,” says Daniels. The median home price in the neighborhood is $450,000, and buyers should expect to pay an average of $307 per square foot. A two-bedroom/two-bathroom condominium can sell for just under $270,000, and prices can go up to $950,000 for a four-bedroom/three-bathroom ranch-style home.
South Austin is bounded by Interstate 35 to the east, with easy access to Downtown Austin.

South Austin is bounded by Interstate 35 to the east, and that proximity makes it easier for commuters to travel the 10 miles to downtown Austin. Several Capital Metro bus stops throughout the neighborhood make it easier to get around town without driving.
