Quiet community in growing South Austin
About 5 miles from downtown, South Manchaca is in the heart of ever-developing South Austin, which has seen an increase in new housing, restaurants and attractions. However, residents say South Manchaca has maintained its friendly charm while benefiting from its proximity to the heart of the city. Though the area has seen changes throughout the years, there is still a strong feeling of community for new and longtime residents. "People look out for each other here," says Brittany Godfrey, a Realtor with JB Goodwin Realtors and resident of the South Manchaca area for over 10 years. "You can still walk down the street and wave and chat with your neighbors." The neighborhood is close to several major highways and thoroughfares, allowing for travel throughout the city.
South Manchaca is filled with southern live oak, and juniper trees.
The Armadillo Neighborhood Park is mostly shaded.

Midcentury ranchers and newly built estates
Private driveways and wide, grassy lawns border the curving residential streets in South Manchaca. Ranch-style houses and cozy two-bedroom bungalows built in the 1950s and '60s blend with newly built contemporary properties. The result is a wide range in home prices. Residences from the mid-1900s range from $425,000 to $600,000, while new builds generally cost between $700,000 and $1.6 million. "There's a lot of homes that have been remodeled and kept the same structure," Godfrey says. "I have seen a lot of new homes come in, but that's just the progression of the neighborhood." There are a few condos and townhouses in the community, which generally list between $300,000 and $950,000.

An array of eateries along Stassney Lane
"There's been a lot of growth in South Austin," Godfrey says. "There weren't as many bars and restaurants down here, so we have a lot more lively nightlife close by now." A growing number of dining spots are flocking to Stassney Lane on the southern end of the neighborhood, including LeRoy and Lewis Barbecue and El Perrito. Rusty Cannon Pub is the neighborhood watering hole, offering pub grub and daily specials. The Vegan Yacht offers an array of burritos and bowls, as well as a small market with vegan jerky and drinks. Of course, any downtown favorites are just a short drive away. There are two grocery stores along Ben White Boulevard, Randalls and Poco Loco Supermercado.
The Rusty Canon Pub features friendly service and a warm atmosphere.
Randalls is quickly accessible for locals and also offers a pharmacy.

Quick convenience to Downtown Austin
A quick drive up 1st Street heads straight to Downtown Austin, about 5 miles from the neighborhood. The CapMetro bus, which travels all over the city, has several stops along 1st Street and surrounding thoroughfares. Folks who commute around the Austin area are near Interstate 35 and the MoPac Expressway. St. David's South Austin Medical Center, a 364-bed hospital, is less than a mile away for many residents. Folks flying out of Austin are 9 miles from Austin-Bergstrom International Airport.
Checking out the Cathedral of Junk
Though Downtown Austin is home to many museums, the Cathedral of Junk is another quirky part of the city that's just minutes away from South Manchaca. Several sculptures and towers exemplify the phrase "one man's trash is another man's treasure." Visitors have to call ahead to make an appointment since the makeshift museum is in the owner's backyard.
Austin ISD schools receive high marks
Joslin Elementary School, part of the Austin Independent School District, received a B grade on Niche and offers a dual language program for Spanish and Mandarin. Students at B-rated Covington Middle School can find and master their craft in the Covington Fine Arts Academy, which has music, dance, digital and visual arts programs, among others. The Covington Colts Theatre is an early invitation for students to join their own troupe and learn the craft of theatre. Finally, some neighborhood students attend Crockett Early College High School, which also received a B grade on Niche. It offers a college and career center to help students prepare for life after graduation.

Nature walks at Garrison Park
In addition to Williamson Creek, which runs along the southern side of the community, there are several green spaces close to South Manchaca. Summers can be spent at Garrison Park, which has a pool along with open fields and a playground where kids can spend hours. The park has multiuse trails, and towering mature trees provide plenty of shade during a nature walk.

Manchaca is an area way down south in Austin, Texas. I've lived here for about half my life and I love it. Small amounts of traffic, low crime rates, nice places to eat. I couldn't ask for more from this little area.
