Austin, in general, has been experiencing quite a bit of revitalization, and University Hills has been a part of the trend. “It was once considered a low-income neighborhood, but it’s transforming,” says Chris Tinnell, a Broker Associate at Compass Commercial. Easy access to main roads like Interstate 35 and Highways 183 and 290 makes commutes easy for residents of University Hills. Plenty of CapMetro bus stations are scattered throughout the neighborhood, making it easy to get around without using a car.
New meets old in University Hills homes
East Austin’s revitalization has touched housing in University Hills. Renovations have been made to midcentury brick and stone houses, some with modern updates that transform the architecture of the homes, others just improving functionality while maintaining the classic charm of the houses. Windows, doors and roofs may be updated, and modern fixtures like solar panels and smart home technology may be added. Meanwhile, original details like vintage light fixtures and wood paneling maintain the charm of the houses. Most homes in the neighborhood are ranch-style, although they are far from cookie-cutter. Variations in colors, facades and roof styles help each property stand out. Some homes take advantage of hilly streets with ground-level garages built into the land, topped with even living space that rests on the crest of the hill. Lots tend to be much larger than the houses, and residents enjoy using the extra space for extended lawns or gardens. “The soil is really rich in this area,” says Tinnell. “Lots of residents have gardens and grow their own vegetables.” Other home styles in the area include contemporary single-family homes, split-level homes and midcentury modern homes, with prices ranging from $350,000 to $1.13 million.

When it comes to schools, University Hills residents have two elementary schools within walking distance. Students can attend Winn Montessori Elementary School, with an overall Niche grade of B, or participate in the Dual Language Program at Andrews Elementary School, where art and music are combined with core subjects as part of its Creative Learning Initiative. Andrews Elementary has an overall Niche grade of C-plus. Next, kids attend Kealing Middle School, which has an overall Niche grade of A and is ranked the tenth-best public middle school in Travis County. Teenagers attend Lyndon B. Johnson Early College High School, which has an overall Niche grade of C.
A park saved by the community
Dottie Jordan Neighborhood Park is a community fixture, offering a swimming pool, playscape, tennis courts, winding trails and plenty of green space for picnicking. There was a time when the neighborhood was at risk of losing its beloved park. In the 1970s, the developer had plans to turn the land into condominiums, removing it from public access. Homeowners in the area objected and rallied 60 residents to sue Carrington. After a two-week civil court case, it was unanimously decided that the land would always be used for park and recreation, saving the beloved park for future generations. The neighborhood association hosts an annual Keep Austin Beautiful Day at the park, and residents work side-by-side to maintain the area. In the summer, the park’s playground and outdoor pool come to life with the joyful laughter of children while senior citizens tend the community garden. Meanwhile, the Walnut Creek Greenbelt is a popular spot for strolls and walks with canine companions.
Good eats in University Hills
When locals get hungry, there are plenty of options for getting a bite to eat in University Hills. Mr. Gatti’s Pizza is a well-loved local chain that opened in Austin in 1969 and has grown to include over 70 locations across the southeastern United States. Homemade dough, a signature tangy pizza sauce, house-shredded provolone cheese and fresh, local toppings make this pizza shop stand out. Another popular spot is Tres Amigos Restaurant and Cantina, an authentic Mexican restaurant offering a wide range of dishes. Meanwhile, locals can head to Springdale Shopping Center for fast food chains, Ross Dress for Less and an H-E-B grocery store.
