Unique features of a forgotten neighborhood
While it’s commonly fused with Tarrytown, the Westfield neighborhood is its own unique destination with the oldest swimming pool in Texas and a historic golf course. “Westfield is not generally a name that’s bantered about,” says Craig Smyser, Broker and owner of 1835 Realty. “But might be what locals call it.” It’s bordered by the Colorado River and the Johnson Creek Greenway — whose trail leads joggers past a restored stone windmill that marks the location of a long-gone homestead. To the right of the Lions Municipal Golf Course, also known as Muny, homes of all colors and sizes sit on residential lots with front yard gardens yet are within walking distance of shops, restaurants and outdoor amenities.
Ranging from cottages to contemporary
The neighborhood features a mixture of homes dating back to as early as the 1920s, modern structures built in the last decade, and apartments and condos that are often rented to graduate students. Contemporary, Farmhouse, French Country and Craftsman homes range in size from around 1,500 square feet up to over 6,000 square feet. While a condo might start around $400,000, smaller cottages and bungalows are going to start at about $850,000. Prices can go as high as $4,500,000 for a 5-bedroom newly built contemporary home with amenities like an in-ground pool.
Recreation along the southern and eastern borders
The Johnson Creek Hike and Bike Trail runs parallel to the Mopac Expressway. By the Colorado River, Redbud Trail leads to a bridge that connects the neighborhood to Red Bud Isle and dog park. Outdoor enthusiasts can go canoeing, kayaking and stand-up paddleboarding at the Austin Rowing Center, while golf enthusiasts can take advantage of the Lions Municipal Golf Course. Eilers Deep Eddy Neighborhood Park is home to a trail, garden and, most famously, a swimming pool that cycles water from one half of the pool into the Colorado River and replenishes that water with fresh aquifer water daily. Just across the street is Westenfield Neighborhood Park, which has walking and hiking trails, a more traditional swimming pool, tennis courts, a basketball court and picnic tables.
Restaurants with waterfront views
Most homes in Westfield are less than a mile from the Lake Austin H-E-B, CVS and 7-Eleven but if residents want to skip grocery shopping, then there are many options for eating out. Local chain Maudie’s Cafe serves up Tex-Mex classics with great service and prices. Overlooking the Colorado River, there’s Mozart Coffee Roasters, Quince Lakehouse and Hula Hut. Mexican meets tropical, Hula Hut has been in the neighborhood since 1993. “It’s a great location,” Smyser says. “People can tie up their boats and go eat.”
Events centered around lakes and rivers
There is an annual Fourth of July celebration at Lady Bird Lake where watercrafts provide a unique perspective of the city’s fireworks display. Latino Moonlight Serenades is when kayakers, canoers and paddleboarders are treated to music by local artists, and participants can take a twirl on the festive dance barge.
Top notch schools close to home
Part of the Austin Independent School District, students in Westfield can begin their education at Casis Elementary School, which places an emphasis on social emotional learning to help students develop respect, empathy and compassion. They can then graduate to O. Henry Middle — located right in the neighborhood — and Austin High. All schools are rated an A-minus or higher on Niche.
Commuting within the neighborhood is easy
CapMetro mass transit runs along Enfield Road, Lake Austin Boulevard and Exposition Boulevard. Traveling beyond the community is also facilitated by Enfield Road, which is a direct link to the downtown area, and by using the MoPac Expressway to connect to the city’s northern communities and heading southward to connect to Texas Highway 290/Loop 71, which leads to I-35. For residents traveling far, Austin-Bergstrom International Airport is about 10 miles away on Highway 183.
