A riverside suburb with proximity to Bakersfield destinations
Pheasant Run is a riverside community in east Bakersfield, next to the Kern River and 6 miles from downtown. The neighborhood attracts health professionals because of its many medical offices, including the California Cardiovascular Institute and Universal Urgent Care-Brimhall. California State University, Bakersfield, is 2 miles away: “There’s also a younger demographic in the mid-20s to mid-30s since it’s near the university,” says Erik Van Denk, a Realtor with Central Valley Property Advisors who’s worked in the area for nearly two decades. Across the river, which lines the south side of the neighborhood, are big-name eateries like Yard House and chain stores like Trader Joe’s, plus the Park at River Walk, which includes an outdoor amphitheater with live musical performances. “It’s a good neighborhood representative of everything northern Bakersfield has to offer at an affordable price range,” says William Gordon, a Realtor with Watson Realty who grew up in Bakersfield.
1990s homes with Mediterranean features
Pheasant Run has 1990s single-family homes priced between $350,000 and $450,000, depending on size. Some homes have Mediterranean features like red-tile roofs, and they sit on residential streets with classic suburban characteristics like paved sidewalks and driveways, polished front lawns and gated backyards. Lawns are well-maintained, and neighbors can walk to one of two parks scattered throughout the area.
Bakersfield’s air quality is polluted because of its geography; it’s positioned in a valley near the mountains, which traps pollution. Also, dust tends to get trapped in the air since it's a heavy farming area. The San Joaquin Valley Air Pollution Control District has programs like Charge Up!, which funds electric vehicle chargers and reduces car emissions.

Fruitvale Elementary School District and the Kern High School District serve students in Pheasant Run, both earning a B-plus from Niche. Children can attend Columbia Elementary School, graded B-plus, before moving on to Fruitvale Junior High School, which receives an A-minus and was recently recognized as a 2024 California Distinguished School. Kids can advance to A-rated Liberty High School, which ranks No.2 for best public Bakersfield high schools. Pheasant Run has no private schools, but nearby churches include the Korean Presbyterian Church and the Church of Jesus Christ of Latter-day Saints.

Mondavi Park is the neighborhood green space with a playground, athletic fields and a pavilion. It has a large grassy field where people can relax or walk their dogs. The Kern River borders the community, offering recreational activities like kayaking and fishing. “You have easy access to the Kern River Parkway Bike Trail just around the corner,” Gordon says. People can also reach the Kern River Disc Golf Course. The private Stockdale and Sundale Country Clubs have 18-hole golf courses about 4 miles south.

Dinner at Frugatti’s
People can run errands at the Town and Country Village Shopping Center, 2 miles away and south of the river. It includes an Albertsons, Trader Joe’s, a pet store and a salon. The center also has eateries like Miyoshi Japanese Restaurant and Sultans Mediterranean Grill, where diners can enjoy chicken kabobs and pasta salad. Down Stockdale Highway from Town and Country Village is the Shops at River Walk, an outdoor shopping center with tenants like Sprouts Farmers Market and Nordstrom Rack. It abuts the Park at River Walk, a green space hugging the south side of the Kern River with an amphitheater, a walking path and access to the waterside bike trail.
Within Pheasant Run is Frugatti’s; people know they’ve reached it when they see a large tomato on the side of a brick building in the neighborhood's northeast corner. The eatery serves classic Italian dishes like spaghetti and manicotti, a large tube-shaped pasta usually stuffed with meat and cheese. People visit Rollerama–West, a mile north, for family outings and date nights. The Patch is a local pumpkin farm that goes all out during the Halloween season with décor, pony rides, bouncy houses and pumpkins of all shapes and sizes.

Stockdale Highway is where all the shopping and dining is, while Truxtun Avenue leads to downtown Bakersfield. California State Route 58, also called Blue Star Memorial Highway, helps people reach other Bakersfield destinations. There are no public bus stops in Pheasant Run. The Meadows Field Airport is 8 miles away. Dignity Health - Mercy Hospital Southwest is about 2 miles away.
