With farmlands and open fields spanning for miles to the north and west and downtown Bakersfield a 15-minute drive to the east, Rosedale stands out compared to the cookie-cutter neighborhoods commonly found throughout the city. “One of the biggest benefits of the area is that it’s not a part of a master-planned community,” says William Gordan, a local Realtor with Watson Realty who has been in the Bakersfield real estate business since 2007. “Residents have more freedom to use their property to fit their needs.”

Farmland, orchards and single-family homes
While the community’s average sales price is $575,000, price tags vary widely across Rosedale 34 square miles. “Rosedale is full of a large mix of homes, ranging from equestrian properties, large tracts of agricultural land, custom-built homes and small ranches,” says Gordon. Ranch-style homes with around 1,500 to 2,000 square feet range from the low $400,000s to $600,000, while four-bedroom, 3,000 square foot builds go for $700,000 to $850,000. Tiled roofs, in-ground swimming pools and manicured front lawns are common throughout the area. In the west, property sizes are larger, allowing space for horse-owners and orchards. “You can easily find the home that fits your family, whether that’s something smaller in a gated community or you want farmland with grazing horses,” Gordon says.

A-rated schools in Rosedale
The families of Rosedale are served by top-notch public schools like Independence Elementary and Rosedale Middle School, both of which earn impressive A-minus overall grades from Niche. The middle school boasts an A grade on its teachers and is the 3rd best public middle school in the Bakersfield area, according to Niche. After the eighth grade, students can head to the A-rated Liberty High School, home of the Patriots, where they are offered dozens of academic, athletic and extracurricular club options, from the Academic Decathlon and e-sports to the medical and cyber security clubs.

Nearby eats, small stores and major chains
Locals pick up their groceries and household essentials at Vallarta Supermarket, Target and Walmart. Locals and visitors frequent the renowned Rosedale Strawberry Stand along Rosedale Highway, selling fresh produce. Robby’s Nursery & Calico Gardens are full of colorful flowers, while Rosedale Farrier Supply sells animal feed for nearby ranches. While the area is largely residential, local eateries are sprinkled throughout the community. Flame and Fire Brazilian Steakhouse serves dishes like grilled artichokes and tomahawk steak, while Jin Sushi offers rice, noodle and dumpling dishes.
Just down the road is Walmart, located in the Artisan Square Shopping Center.

New roadways for easy commutes
Route 58 is also close by, along with new developments, “The city and state have been working on the Crosstown Freeway that runs east to west through Rosedale. It’s almost completed and will cut the driving time in half for those that work near downtown,” says Gordon.
