Southern Oaks is an enclave with swaying palm trees and modern homes between the high-end communities of West Bakersfield and the retail villages on Gosford Road. The neighborhood is about 10 miles southwest of Downtown Bakersfield. "I live in Southern Oaks, and you get a lot more for your money here than in your typical neighborhood," says William Gordon, a lifelong resident of West Bakersfield who has sold over 400 listings as a Real Estate Agent at Watson Realty. "People move there for newer homes, great schools and benefits from the nearby master-planned community."
Mediterranean homes with southwest flare
Southern Oaks architecture includes Mediterranean, Craftsman and ranch-style homes with Spanish influence from stucco exteriors and tiled roofs. Bakersfield sees around 191 days of sunshine annually. Here, rooftop solar panels provide renewable energy, and in-ground pools are for cooling off during heat waves. White brick walls border separate communities from the traffic on Mountain Vista Road, and residential streets split into cul-de-sacs with manicured lawns and well-maintained sidewalks. “There’s a lot to like about this price location and the benefits of newer developments, with semi-custom options and tract homes,” Gordon says. Single-family homes typically range from $300,000 to $650,000. Ranch-style homes can cost anywhere from $300,000 to $500,000. Craftsman-style homes fall between $350,000 and $550,000, while more extensive Mediterranean homes list from $450,000 to $650,000.

Eats and treats in Mustang Square
Southern Oaks is less than 2 miles from two convenient retail centers. Belcourt Village has an increasing number of restaurants and cafes at the intersection of White Lane and Buena Vista Road. Gosford Village is a collection of outlets with department stores like Old Navy and Famous Footwear. Mustang Square is another shopping center with eateries like Umi Sushi & Sake, a relaxed sushi bar with a Zen atmosphere. Mas Bella is a Mexican cantina with greenery on the walls. Albertsons is a supermarket on White Lane, and Walmart Supercenter is on Gosford Road.

Panama-Buena Vista Union and Kern High School District serve students in Bakersfield. Old River Elementary School was built in 2007 to accommodate a growing population of students, and it earns a B grade from Niche. Earl Warren Junior High School maintains a B-plus. “Kids can easily walk to school since the elementary and middle schools are right in the neighborhood,” Gordon says. Stockdale High School receives an A with an average student SAT score of 1240 and activities like mock trials and forensics club. St. John’s Lutheran School is a private institution for students up to the eighth grade.
An outdoor escape in Tevis Park
Sidewalk paths border the fields of Tevis Park, a nearby space with two playgrounds and a swing set. Campus Park South has tennis and pickleball courts by a duck pond. Trees dot the open space in Campus Park North, with outdoor exercise equipment and a jungle gym. Greystone Park has two full-size basketball courts, a picnic area and a splash pad. Belcourt Park is a joint project by the city and the Seven Oaks master-planned community, with more play structures, tennis courts and an amphitheater. Belcourt Village has a Pilates gym and an electric cycling studio.
Getting around town
Southern Oaks is a car-dependent neighborhood. While the Golden Empire Transit system provides public transportation for Bakersfield, the nearest bus stops are on Gosford Road, nearly 2 miles east. Old River Road borders the neighborhood to the east, and it runs north to Highway 58 and Interstate 5. Highway 99 is the city’s primary expressway, roughly 6 miles east. Los Angeles is about 113 miles south of Bakersfield, and the Los Angeles International Airport (LAX) offers worldwide travel.
Craft beers and cheers
Local businesses at Belcourt Village host frequent social events for residents, like salon sessions or yoga at a Pilates studio. The city-wide Bakersfield Village Fest happens each harvest season with over 100 craft beers, 70 wines, live music and unlimited food samples at the Kern County Museum grounds.
Air quality in Bakersfield
Bakersfield tends to have higher air pollution than other parts of the country, due to the surrounding oil industry. The San Joaquin Valley Air Pollution Control District has implemented incentives to help combat the issue, such as rebates for buying electric vehicles.
