A neighborhood on the rise
Southgate has transformed from a rugged Bakersfield precinct into a multifaceted community on the rise with Latino markets and colorful cantinas 3 miles south of Downtown. Weathered streets create a path to open-air markets and promising real estate properties. "I see new and younger families moving into the area," says Brian Hicks, a local broker with over 15 years of experience at Brian Hicks Real Estate Group. "Generational turnover is happening in neighborhoods like Southgate right now. It's a good opportunity for first-time homebuyers looking to purchase an older home with unique architecture they can revamp and make their own."

Older designs with good bones
Single-story homes line the gridded streets, which become more spread out in the south, making way for the canals running through Southgate. This neighborhood has new midcentury modern homes, renovated ranch-style homes and occasional two-bedroom cottages. "The homes here are not cookie-cutter," Hicks says. "They have good hardwood flooring and other details that speak to the tradesmen who used to build them," Hicks says. Wooden or metal fences often maintain the small yards. Stone also functions as a barrier, with stucco walls connected by wrought iron arches. Single-family homes typically range from $100,000 to $400,000. Most homes were built in the mid-1900s, but as the neighborhood has developed, some newer homes from the 2020s have been listed. Two-bedroom cottages fall between $150,000 and $300,000. Ranch-style homes cost anywhere from $200,000 to $400,000, while midcentury modern homes list from $300,000 to $400,000.
Bakersfield is a diverse city. According to 2022 census data, over 50% of the city's population identifies as Latino. Houses of worship are also typical, with two Christian churches, the Bakersfield Islamic Center and the Sikh Temple of Bakersfield, which has a roof fitted with golden bulbs and a courtyard centered around a fountain.

Weekend swap meet and local restaurants
Vendors set up stands to sell clothes, food and art at La Pulga El Remate, a weekend bazaar. This outdoor flea market is one of the most popular activities, with a dirt floor and little shade that add to Southgate's edgy vibe. Mr. Clamato has seafood tacos and soup dishes on an outdoor patio for lunch. Los Aguacates is a sports-themed cantina for dinner. The Vallarta Supermarket is the area's largest grocer, with an inventory of authentic Latino products on H Street. Albertsons is another supermarket on Brundage Lane.
