Named after a historic wine region of Italy, Tuscany is experiencing a renaissance in Bakersfield, California. This gated community features 21st-century Spanish homes, which overlook a picturesque landscape of rolling hills and the Tehachapi Mountains. With notable golf courses and significant local parks, Tuscany offers private suburban living between the San Joaquin Valley and the Mojave Desert. "You're tucked next to the hills, so you've got the views," says Sanjeev Advani, a Bakersfield local and real estate director at Cushman & Wakefield. "The houses are nice, and it's in a growing area near the Rio Bravo Country Club."
Balmy landscaping and 21st-century Mediterranean homes
Towering palm trees and balmy shrubs sway alongside the private properties in Tuscany. Its streets share the names of iconic artists from the Renaissance period, such as Raphael Avenue. This community features Spanish Revivals and Mediterranean homes built in the mid-2000s. The average home size is 2,800 square feet, significantly above the national average of 1,900 square feet. The area also offers large lots, spanning nearly half an acre on average, and properties can include features like back courtyards and in-ground pools. Monthly HOA fees in this community are about $100. Single-family home prices range from $500,000 to $850,000. "It's a little bit higher-end, so to speak. People will pay for the amount of space and the views there," Advani says.
This area receives a CAP Index Crime Score of 1 out of 10, compared to the national average of 4. Like most cities in the Central Valley, Bakersfield faces periods of poor air quality due to the area's geography, agriculture and oil production.

Golf courses, Hart Memorial Park and the CALM Zoo
Tuscany is about 2 miles south of Kern County’s most reputable parks. The Kern River Golf Course offers public tee times with views of the Sierra Nevada Mountains and the Kern River Canyon. The private Rio Bravo Country Club is also nearby. About 4 miles north, Hart Memorial Park is a 370-acre area with campgrounds, wildlife habitats and 6 miles of trails along the Kern River. There are also two lakes with boat launches and fishing holes. City in the Hills Park has a disc golf course and athletic facilities such as basketball, volleyball and tennis courts. One vital stop for locals is the California Living Museum (CALM), a zoo with more than 400 species of native flora and fauna.

Learning strategies in the Bakersfield City School District
Dr. Douglas K. Fletcher Elementary School earns a C-plus grade from Nich, emphasizing goal setting, good habits and positivity. Paul L. Cato Middle School also has a C-plus, with subjects focusing on creativity and critical thinking. Highland High School receives a B, and it offers career-oriented classes in subjects such as agriculture and biomedical science.

Short drive to the restaurants and supermarkets in the city
Tuscany residents may need to drive farther into Bakersfield to access the iconic local restaurant scene. About 5 miles west, El Patron serves margaritas and Mexican dishes in an unassuming space with traditional decor. Rosa's is a family-owned Italian restaurant with murals, floral decorations and a vintage atmosphere. Niles Street has retail and grocery stores such as Foodmaxx and Vallarta Supermarket. "You're not very central, but it's an easy hop on the freeway, and it doesn't have a lot of traffic," Advani says. "You're looking at around a 5-10 minute drive to basic stores."

GET access and Meadows Field Airport
The Golden Empire Transit (GET) bus has stops along State Route 178, which heads east toward the city center. Downtown Bakersfield is about 11 miles west. Los Angeles is about 120 miles south on state Route 99 and Interstate 5. Meadows Field Airport is roughly 15 miles northwest for direct flights to Dallas, Denver, Phoenix and San Francisco.
