Driving through the gated entrance of Tyner Ranch, residents enter a densely populated suburb where single-story homes and mature trees sit on sidewalk-lined streets. “This is a good, quiet community with nearby schools, its own little parks and freeway access,” says Samuel Reyna, a Realtor with Cal Pro Real Estate. “It’s also one of the most affordable places in California.” Tyner Ranch is located in the heart of Southeast Bakersfield, offering homebuyers comparative affordability just below State Route 58 and the city center of Downtown Bakersfield.
Ranch-style homes in three subdivisions
Tyner Ranch is a planned development consisting of three separate subdivisions: Tyner Ranch One, Two and Three. In total, these communities feature 1,025 single-family homes built in three phases from 2004 to 2020. While each phase is considered a different subdivision, homebuyers in all three areas will find similar options. “These homes are pretty comfortable and they’re great entry-level properties for first-time homebuyers,” says Reyna. Most homes feature three-to-four bedrooms and include attached garages, concrete driveways and modest lots with room for a small pool or patio. In typical California fashion, many homes reflect Spanish design and homebuyers can find four-bedroom ranch-style homes with stucco exteriors and tiled roofs for about $330,000 to $360,000.

Public schools with vocational training for teens
Children in the area attend the Fairfax School District, which earned a C-minus from Niche and has an average student-teacher ratio of 22 to 1. Younger kids in grades K-6 attend Shirley Lane Elementary School, which earned a C from Niche, before moving on to Fairfax Junior High School, which earned a C-minus. Teens attend the nearby Mira Monte High School, which earned a C-plus from Niche and uses a Positive Behavior Intervention and Support system to encourage students to achieve academic and social success. Locals are also just 4 miles from the nearby Dr. Martin Luther King Jr. Park and Community Center, which has a playground, basketball courts, tennis courts and an outdoor pool open from June to August.

On the other side of State Route 58, a collection of restaurants and shops sits just a mile from Tyner Ranch. Across the street, Walmart Neighborhood Market is a popular spot for running errands and is one of several grocery stores in the area. Residents are also about 6 miles southeast of Downtown Bakersfield’s retail and entertainment center.
