An evolving neighborhood

Welcome home to Brewers Hill, a trendy southeast Baltimore community with a live-work-play mentality. The neighborhood is named for Brewers Hill, a mixed-use office, retail, and residential complex built in the space of two former breweries. The Brewers Hill that residents know now is a far cry from the neighborhood twenty years ago, having been the site of substantial redevelopment and a rebranding of sorts. “Back in 2018, Brewers Hill got awarded the Commission for Historical and Architectural Preservation tax credit, which allows investors to get 10-year tax credits when they renovate if they follow certain guidelines,” says Realtor Andrew Undem, owner and managing partner of SURE Group and a top seller in the neighborhood. “That led to more investors going in and fixing up these beautiful homes.” He notes that development in the neighborhood is far from done, so it’s a neighborhood to keep an eye on. “There are available parcels for further development, which is going to be new luxury apartments, townhouses, dog parks, things of that nature,” Undem says.

Shopping and dining in Brewers Hill

There are about 75 restaurants within a 1-mile radius of Brewers Hill. Mobtown Brewing Company is a local favorite right in the neighborhood that serves up drafts like “The Doctor Says I’m Hazy” and “Pasta Water;” on the weekends, they often have food trucks outside. Of Love & Regret offers an extensive menu of libations, including beer cocktails, barrel-aged whiskeys, gin and tonics, and traditional sours. For fine dining, Gunther & Co. offers ingredient-driven culinary experiences in the industrial-chic repurposed Gunther Boiler Building, with its exposed red brick, 16-foot living plant wall, vintage boiler dials, and sleek warehouse-style staircase. A community of rowhouses

Homes in this area are almost exclusively townhouses and rowhouses that can span the entire city block. Some units have back alleys with tiny fenced-in backyards or a single parking spot. Modest units start in the low $200,000s, while luxury units with garages and rooftop terraces can sell in the mid-$700,000s. One unique thing about the homes in the neighborhood that not many know, according to Undem, is that these houses were built a little differently than homes in neighboring areas: a stronger type of brick was used, and the footings go down a little deeper. “That’s critical because when you’re renovating the homes, you have to dig down if you want to make the basement livable and it’s way more expensive to do that in neighboring areas,” Undem says. “In Brewers Hill, it’s easier because you don’t have to do an underpinning.”

Local recreation

Residents can walk a half-mile down Boston Street to the Canton Waterfront Park to take in some waterfront views. Featuring eight acres of green spaces, harbor views, and a mile-long promenade, this spot is a favorite with locals who come to walk, fish, picnic, and watch the boats go by. Brewers Hill is just minutes off Interstate 95 and Interstate 895, making getting around the greater region convenient.
