Located just south of Lexington in Southwest Baltimore, Bentalou-Smallwood is a densely populated community facing the trials and tribulations of urban living. Challenged by disinvestment, poverty, blight and the consequences of all that. “Some neighborhoods are easier than others to sell. This neighborhood is one of the more difficult ones,” says Sterling France, owner of Fran-Coa Real Estate & Management, LLC, a 40-year real estate veteran and longtime Baltimore resident. “It is a neighborhood with lots of promise that’s awaiting a transformation. It’s within three miles of downtown Baltimore and it’s close to major highways, Interstate 295 and Interstate 95. There is a large shopping area within five miles.” Residents of Bentalou-Smallwood are looking to local and governmental stakeholders for support in redevelopment, revitalization and growth. Meanwhile, the community and its youth benefit from local resources like The Food Project, a part of the U Empower of Maryland group. Established in 2017, this non-profit works to combat food insecurity and youth unemployment by providing jobs to at-risk youth, making and distributing meals for the community, and running a pop-up market. The project also additional opportunities to learn through weekly classes, ranging in topic from “restaurant leadership” to “health living cooking” and even GED prep. “In a perfect world, this would be a more desirable neighborhood; it was at one time and can be again,” France says.

Row homes with brick facades in Bentalou-Smallwood
Bentalou-Smallwood is a neighborhood comprised of two-story houses mainly of the row house variety. Many have brick facades and most have the potential to be transformed into stunning homes. The median price for a single-family home is around $50,000, with homes ranging from $30,000 to around $ 120,000 depending on the age, size and condition of the property. For those looking to invest, many properties in Bentalou-Smallwood are also auctioned off online at lower price points.
One way on Monroe another on Frederick
Bentalou-Smallwood has several built-in traffic and transportation concerns including Route 1, called South Monroe and Wilkens and Frederick to the north. All are major thoroughfares in the city of Baltimore. “There’s a lot of traffic that will come from the west to the east and roll into Frederick Avenue to get downtown,” France says. “Monroe Street is one way south and there’s always traffic.” Consequently, travelers there can expect moderate to heavy traffic there, especially congestion during rush hours is par for the course. MTA (Maryland Transit Authority) operates bus service along Wilkens and Pulaski.
Baltimore City Public Schools
Students here attend Baltimore City Public Schools like Mary Ann Winterling Elementary, Franklin Square Elementary/Middle and Vivien T. Thomas Academy, all of which Niche rates C-minus. Serving over 400 students in ninth through twelfth grades, the Vivien T. Thomas Academy is located in the historic Franklin Square Hospital Building, established in 1898. Today, this school supports career pathways in the medical sciences ranging from emergency medicine to nursing and dental assistance. The schools are part of the Baltimore City Public Schools system, which Niche rates C-plus.
Westside Shopping Center for groceries
Bentalou-Smallwood has a limited selection of shopping and dining establishments in the neighborhood and is easily in reach. For daily essentials, the Westside Shopping Center features a Food Depot supermarket, a Dollar General, a Dollar Tree, an assortment of casual eateries and a variety of retailers to choose from. “There is a shopping plaza below Frederick that has some stores. Within 10 minutes of here, there are more restaurants, mainly of the fast-food variety,” France says.
Carroll Park for play
Bentalou-Smallwood has no parks in the neighborhood’s interior. However, for a reprieve from city life, residents can enjoy time in neighboring Carroll Park. The third oldest park in the city, this 20-acre space includes athletic fields, a playground, a natural play space, a skate park, and a nine-hole golf course. Also connecting with the Gwynns Falls Trail, residents can always take a detour and hike bike or walk a portion of this 15-mile urban greenway.
Inner Harbor, outter relaxation
For a change of pace, remember Bentalou-Smallwood is only 10 minutes from Downtown Baltimore, the Inner Harbor and the Waterfront Promenade. Residents who are inclined can catch an Orioles game or cheer on the Ravens toward another victory, or maybe simply enjoy the harbor views.
