The community of Washington Hill is situated north of the Fells Point waterfront and just south of the Johns Hopkins University (JHU) Medical Campus. Housing here consists of traditional Baltimore-style row houses and newly constructed apartments. “Washington Hill is part of upper Fell’s Point, and it’s just south of Johns Hopkins Hospital,” says Azam Khan, a long-time resident of Baltimore and Realtor with Long and Foster who has been selling in the area for about 24 years. “It’s an up-and-coming neighborhood because the hospital is so big.” The average cost of homes hovers around $300,000, lower than in Little Italy and Fells Point to the south. For nights out on the town, locals can head south to Broadway Street and explore dozens of shops and restaurants. Students in the neighborhood study within the Baltimore City Public Schools system, which is graded an overall C-plus on Niche. During nice days, families and friends can head east to Patterson Park, which has acres of green space and hosts several public events throughout the year. The CAP Index Crime Score for Washington Hill is a 5 out of 10, which is slightly higher than the national average of 4. The score for violent crime, however, is a 7 out of 10.

Cocina Luchadoras offers classic Mexican cuisine, and New York Bakery & Crepes is known for sweet treats. Quick stops for snacks and essentials can be made at the Dollar Plus Mart nearby, or residents can drive south to Lancaster Street to shop at Whole Foods. City Springs Park community garden and annual events at Patterson Park
The nearby City Springs Park is the largest green space near most homes, with open walking paths, athletic fields and a community garden. Down the street, Betty Hyatt Community Park has a mini soccer pitch, playground and some grassy spaces for picnicking under the trees. Patterson Park is a massive oasis in this part of the city. “The nice thing about Patterson Park is that it’s really dense and urban in Baltimore, so having that green space is wonderful,” Khan says. “They have a great dog park over there, they hold community events, there’s a recreation center. ... There’s a lot of stuff going on in Patterson Park.” The Friends of Patterson Park organization hosts events, including summer concerts by the ornate observatory on the west side of the park. They also hold a bi-annual flea market in the spring and fall and a fishing festival every June for kids and pre-teens.

Commutes for Johns Hopkins students and residents
Most Washington Hill residents can get around town on foot or by bike, but for those who take the subway, the Johns Hopkins Metro has an access point right under North Broadway. City bus stops line East Fayette Street, East Baltimore Street and other major thoroughfares, with rotating bus schedules for students and professionals. Though several are rented out as apartment units to JHU students, most are single-family residences. “There are a lot of rentals out there. ... It’s not just students, but you’ve also got support staff and management,” Khan says. “A lot of the area has been reclaimed, and they’re building new apartments, shops and restaurants.” Street parking, tree-lined sidewalks and brick chimneys are common sights, and because of the neighborhood’s size, it’s not too difficult to walk or bike around town. From studios to those with four or more bedrooms, row houses often range from $350,000 to $500,000.

Students in Washington Hill can attend prekindergarten through eighth grade at City Springs Elementary/Middle School nearby, which is graded a C-minus on Niche.
