Quiet suburb surrounded by vineyards
Vineyard Estates is a quiet north Napa neighborhood surrounded by preserved agricultural land, giving many homes views of the surrounding vineyards and the foothills of the Mayacamas Mountains. “In October, it smells like wine in the air,” says Monica Cline, a Realtor with Coldwell Banker Brokers of the Valley who’s sold homes in the area for 18 years. Residents can take full advantage of their agricultural surroundings at Alston Park, a 157-acre natural space in the neighborhood’s west with 3 miles of hilly hiking trails. Justin-Siena High, the highest-rated private school in the city, is in the south, and Providence Queen of the Valley Medical Center, one of the city’s largest employers, is 2 miles east.
Nearby houses of worship include the Napa Valley Community Church and the Church of Jesus Christ of Latter-Day Saints, and the overall CAP Index Crime Score is 2 out of 10, lower than the national average of 4. “This is one of those neighborhoods where everyone knows and loves each other,” Cline says. “Doing open houses here, I think I've met every single neighbor. They’re all cheering for each other, and they do fun neighborhood things, like block parties and progressive dinners.” Highway 29 is in the east; Downtown Napa is a 4-mile trip south, and Yountville is only 6 miles north.

New traditional homes along tree-lined cul-de-sacs
Vineyard Estates’ cul-de-sacs are lined with maple trees and basketball hoops, as well as ranch-style and new traditional homes from the 1970s through ‘90s. These homes are larger than those in surrounding neighborhoods, with an average size of 2,000 square feet. While front yards are large enough for a paved, two-car driveway, an ornamental tree and a manicured lawn, backyards are usually “very compact and low maintenance,” Cline says. Some homes here, however, not only have backyards big enough for a pool, but they back up to preserved agricultural land, giving a feel of openness and seclusion. Homes with this extra yard space typically cost between $1.1 million and $1.5 million, while those on less than a quarter-acre lot range from $800,000 to $1.1 million. New construction Craftsman-style and modern farmhouse-style homes built in 2023 can cost between $1 million and $1.7 million, depending on lot size.
Manufactured homes, mostly in 55-plus communities in the neighborhood’s north, are also available. Most are from the 1970s through the ‘90s and have between 1,000 and 2,000 square feet. Prices vary by community and size; homes in the all-ages Salvador Mobile Estates cost between $180,000 and $280,000, while those in the 55-plus Oak Tree Vineyards community cost between $260,000 and $500,000.

Near the private Justin-Siena High
Local kids can attend Northwood Elementary, which earns an A-minus from Niche, and then continue to the B-rated Redwood Middle. At the B-plus-rated Vintage High, students can learn about agriculture at the school’s on-campus farm and join over 40 clubs, including the Backpacking Club, Thespian Society and Key Club. The A-plus-rated Justin-Siena High, a private Catholic school, is in the neighborhood's south; kids here can join over 20 sports teams, including girls' tennis, which has won the league championship every year since 2018.

Hiking trails at Alston Park
Vineyard Estates’ parks and surrounding vineyards help residents stay connected to nature. The 157-acre Alston Park in the west draws nature enthusiasts — and their dogs — from all over the city. “Alston Park has one of the only unleashed dog parks in the Valley,” Cline says. “It also has hiking with incredible vineyard views all the way around. There are dog play groups and hiking groups.” The park is also the landing site for many of Napa’s hot air balloon tours, and in the morning, hikers can sometimes see the balloons from the park’s 3 miles of trails. The almost 6-acre Las Flores Park is another popular place to get outside. “It’s a spot of pure oxygen in the middle of the neighborhood,” says Heli Sairanen, a broker associate with Coldwell Banker Brokers of the Valley who’s sold homes in Napa for 48 years. “You’ve got blue sky and big space. You can just breathe.” It’s a popular place for kids to run around outside and burn off energy on the playground. Kids can also join sports leagues at the Las Flores Community Center, which also has tennis and pickleball courts.

Fresh pasta at Il Posto Trattoria
Several restaurants and stores along Highway 29 keep residents close to essentials and good food. Il Posto Trattoria has been a neighborhood staple since 2012, combining a casual atmosphere with upscale Italian comfort food. Bistro Don Giovanni is another Italian favorite that’s known for its lemon ravioli. Nearby wineries, like O’Brien Estate Winery and Laird Family Estate, let residents taste wines grown within 2 miles of their homes. Locals can pick up groceries and a deli sandwich at Ranch Market, and they can get fresh fish and poke bowls at Osprey Seafood. National retailers, including Target and Whole Foods Market, are less than 2 miles southeast. Along the Napa Valley Vine Trail
Highway 29 borders the neighborhood’s east, leading around 4 miles south to Downtown Napa and 6 miles north to Yountville; Interstate 80 is about 17 miles south. The Vine bus stops on Solano Avenue, and the 47-mile Napa Valley Vine Trail, located in the east, is a bike-friendly way to get to Downtown Napa or Yountville. While there are some bike-friendly roads and sidewalks, most residents rely on their cars to get around. Providence Queen of the Valley Medical Center is 2 miles east. Napa County Airport, a public airport with no commercial flights, is 11 miles south; San Francisco International Airport is 63 miles away, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 55-mile trip.

Higher wildfire risk near Alston Park
Homes near Alston Park in the west have a higher wildfire risk than other areas of the neighborhood, though residents are more likely to experience reduced air quality from nearby fires than any direct effects.
