Located 2 miles from Downtown Napa, Von Uhlit Ranch was one of the last family-owned farms in the city; today, it’s where buyers can find some of the city’s newest homes. “In the late 1960s, it was a really cool ranch that specialized in walnuts and prunes,” says Gary Rose, a sales associate with Golden Gate Sotheby’s who grew up in Napa. “Then the family sold the land to developers.” The city’s only hospital, Providence Queen of the Valley Medical Center, borders the neighborhood to the north. Restaurants and retail stores are less than a mile west on Trancas Street, and Highway 29 to the west provides access to the rest of the Napa Valley.

Duets and ranch-style homes
In Von Uhlit Ranch’s south, 1960s ranch-style homes sit close together along wide, sidewalk-lined streets; lots here are large enough for both front and backyards. A three-bedroom ranch-style house can cost between $720,000 and $1.1 million. In the north, 21st-century townhouses and duets with Craftsman and Tudor influences are more common. Rose describes a duet as two homes “attached by the garages, so they’re more private than a duplex.” Front yards here are large enough for an ornamental tree and paved driveway, but most homes don’t have a backyard. Townhouses can start at $691,000 for a two-bed, while a four-bed duet can cost $889,000.

Vintage High’s new Agricultural Science and Innovation Center
Local kids can start at McPherson Elementary, which earns a C from Niche, and then the B-minus-rated attend Silverado Middle. At the B-plus-rated Vintage High, students can join over 40 clubs, including the Pickleball Club, Chess Club and Future Farmers of America. Vintage High is building a new Agricultural Science and Innovation Center for its AgTech and Agriscience Career Technical Education pathways. Bike downtown on Soscol Avenue
Trancas Street and Soscol Avenue are the main roads through Von Uhlit Ranch, and U.S. Highway 29 is less than a mile west. “Trancas is the busiest street in Napa,” Rose says, and the area where it meets Highway 29 can get particularly congested. The Vine bus stops throughout the neighborhood, and cyclists can use the dedicated bike lanes on Soscol Avenue to go downtown, 2 miles south. Sidewalks make the area pedestrian-friendly. Providence Queen of the Valley Medical Center is just north of Trancas Street. Napa County Airport, a public airport with no commercial flights, is 8 miles south; San Francisco International Airport is 6 miles south, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 52-mile trip.

Walk the dog at Trancas Crossing Park
The 9-acre O’Brien Park to the south is a popular place for kids to burn off some energy on the playground or play soccer in the open green space. At the 33-acre Trancas Crossing Park to the northeast, residents can walk their dogs along the 1-mile paved trail, and kayakers can launch into the Napa River. Cyclists can hop on the Napa Valley Vine Trail on Pueblo Avenue; this paved path connects Downtown Napa and Yountville, and it will eventually extend all the way to Calistoga and Vallejo Ferry Terminal. Prime rib at Trancas Steakhouse
Some of Napa’s most popular shopping is less than a mile west on Trancas Street. Residents can browse home goods at Target and World Market or pick up essentials from Outdoor Supply Hardware. Grocery stores include Trader Joe’s and Nob Hill Foods. For a night out, diners head to the locally owned Trancas Steakhouse, which has been serving its popular prime rib since 1999. The Napa Lighted Art Festival lights up downtown
Von Uhlit Ranch is only 2 miles from Downtown Napa’s popular events. For five weeks in January and February, the free Napa Lighted Art Festival illuminates downtown with light sculptures and art projected onto buildings. Each summer, the 4th of July Celebration brings out crowds for a parade around the city and a drone light show at night.
Reduced air quality from nearby wildfires
While the neighborhood is at risk for wildfires, residents are more likely to experience smoke and ash from nearby fires than any direct effects. The area’s last major wildfires were the LNU Lightning Complex and the Glass Fire in 2020, which burned areas to the east and north. Residents can sign up for Nixle emergency alerts to be notified during active wildfires.
