A Bay Point neighborhood that hugs the freeway

As part of the census-designated community of Bay Point, Bay Point West may appear unassuming, but its largest perk is also its busiest. Posted at the west end of Bay Point, this small neighborhood is very convenient for commuters because it's right by the well-traveled Highway 4. “People choose to live there because of the freeway access, and it’s relatively affordable,” says Rich Fleming, Managing Partner and Associate Broker of Group Future and a resident of neighboring Concord. Bay Point West also includes several parks, casual eateries and groups of contemporary homes.

Highway 4 is a significant travel route

Willow Pass Road and Bailey Road are the longest local throughfares lined with some of Bay Point’s restaurants and retail centers. Highway 4 serves as a corridor for commuters, so it's important to note that it can get busier at certain times of the day. “The neighborhood has useful freeway access, but it can get challenging during rush hour,” Fleming says. The highway runs east to Antioch and west to Concord. Bay Area Rapid Transit (BART) keeps the Pittsburg/ Bay Point station nearby for rail travel. Oakland International Airport is 36 miles away. The closest hospital, the John Muir Health, Concord Medical Center, is about 7 miles away.

Millennium-built homes on small lots

Condos, manufactured homes and stucco ranch-style homes are popular sights in the neighborhood. They cost anywhere between $234,000 to $578,000 and occupy small lots that are tightly close together. “The housing was built in the millennium," Fleming says. "The largest homes are 3,000 square feet but tend to be about 1,200-2,500 on average. Houses are more two-story suburban and skew more vertical. The small lawns are shaded by medium-sized trees and connected by sidewalks that encourage residents to walk to nearby shopping and dining and chat with neighbors. There’s been new developments in the last five years on the west side, so you’re going to get more modern homes." The housing market is active, with properties going off the market after about a month on average.

Burgers and Mexican food, fun ice cream flavors and local shopping

Ben’s Burgers evokes an old-fashioned burger joint with classic American fare in a down-to-earth dining space. Bay Point West has several Mexican eateries in the area, including Los Reyes Mexican Food and Panaderia La Jaliciense Bakery. Guanatos offers lots of zany ice cream flavors including avocado, egg nog and rose petals. Groceries can be bought at Safeway and Mi Tierra as well as produce at Bill’s Ranch Market. Oak Hills Shopping Center has a bundle of stores to take care of everyday needs.

Trails and neighborhood parks

The San Joaquin River and where it feeds into Honker Bay lies to the north, while Mount Diablo is to the south at Bay Point West, resulting in some beautiful views from the taller points of the neighborhood. There are also several places to get out and about. The Delta de Anza Regional Trail is a multi-use paved trail that doubles as an important connector. Not only does it make space for hikers, bikers and equestrians but it’s also a way to reach other community and regional parks as well as Los Medanos Community College. Hickory Meadows Park has a playground and a grassy area. Lynbrook Park and Anuta Park are both small neighborhood parks that offer refreshing green spaces among Bay Point West’s concrete clusters.

Bay Point West schools range from elementary to higher education

Students can start at Bel Air Elementary School, rated C-minus by Niche. The C-rated Riverview Middle School offers unique electives in horticulture, robotics and solving medical mysteries. Data from First Street reports major wildfire and air quality risks and an extreme risk of severe heat. Contra Costa Fire Station 86 is located along Willow Pass Road, and noise from ambulances may be heard. The CAP Index crime scores for Bay Point West are largely within the range of the national average of 4, though motor vehicle theft is scored slightly higher at 6.
