A laid-back Island community with resort-style amenities
Upon arrival at Fripp Island, residents and vacationers trade in their cars for golf carts. The resort-style gated community "really feels like a permanent vacation," Chris Skrip says. A local Realtor and co-owner of RE/MAX Dream, Skrip has sold numerous homes across the Island and vacations here with his wife from time-to-time. "It's 90 to 95% second homes and short-term rentals over there." However, it's not just out-of-towners who enjoy the laid-back Island lifestyle. Skrip says, "We live in Beaufort back on the mainland, and I know many of our neighbors have second homes on Fripp Island. Even though it's only 30 minutes away, it still feels like a vacation for us." With 3.5 miles of wide beaches, two waterfront golf courses and multiple pool areas, "it's really like a whole other world over there," Skrip says. "Ya know how in a little beach town, everyone's riding bikes, smiling and just happy to be there? That's what it's like on Fripp Island."

Rent kayaks and skiffs at the Fripp Island Marina
Whether kayaking down saltwater creeks or lounging on the sandy Atlantic coastline, Fripp Islanders always have something to do on the water. Oceanfront residents with private boat docks can jet straight into Skull Inlet or head east to spend the day deep-sea fishing. Those without a boat can rent skiffs, paddle boards and kayaks at the community marina before setting off into Old House Creek. Despite being a resort destination, Fripp Island's 3.5-mile coastal beach is rarely ever crowded, even in July, during the height of tourist season. Beachgoers can walk right off the boardwalk and cool off at the Ocean Point Pool or bike around the Island to find one of the other resort-style pool areas. Two championship private golf courses sprawl across the north and south ends of the Island. Between the two, Fripp Island Racquet Club features eight fenced-in tennis courts and six pickleball courts right off the marshlands. The nearby Audubon and Fripp Marsh Trails traverse grassy salt marshes, which serve as the home for many of the 175 bird species on the Island. Even on rainy days, kids can head to the Activity Center and find plenty to do, from petting baby alligators to crafting Island souvenirs.

Enjoy a poolside lunch at the Cabana Club Grille
The options for shopping and dining on Fripp Island are pretty limited. Bonito Boathouse serves fresh seafood and cocktails in an aging wooden beach house right off Old House Creek. Families can enjoy a leisurely poolside lunch at the Cabana Club Grille or head down to Beach Club Villa Drive to order a snack from Island Bites. The Fripp Ship sells all kinds of touristy merchandise right next door. Anyone 21 and older can order a cocktail from The Sandbar and lounge around the adult-only pool. Since it's a 20-mile drive to the closest Publix, most homeowners and vacationers stock up on all the necessities before heading to Fripp Island.

Beach houses, townhomes and condos
Beyond the Island's entrance, Tarpon Boulevard branches into different residential subcommunities lined with villas, townhomes and single-family homes. Although most residences share a similar coastal style, "they've got a lot of really unique looking houses out there, with cool names, too," Skrip says. "My wife and I actually rented one a few years back. It was painted bright purple with lime green trim, and they called it the Alice in Wonderland house." Along with colorful bungalows, there are ranch-style homes with gravel driveways and two-story cottages overlooking the Atlantic Ocean. These prices can vary depending on the house's size and location. Three-bedroom cottages on the sound side go for around $600,000 to $900,000, while a four-bedroom home lists closer to $1.5 million. Still, six-bedroom mini-mansions along the central oceanfront can cost $3 million. Around this area, two- to three-bedroom villas with waterfront views are priced between $350,000 and $650,000. Fripp Island Resort has similarly priced three-bedroom villas at the northeast point. The Island's only townhomes list for around $850,000 along Ocean Creek Golf Course. were built in the early 2000s along the Ocean Creek Golf Course.

POA fees and Club Membership options
As with all gated communities, Fripp Island requires annual Property Owners Association fees totaling around $1,200 as of 2023. This money goes toward landscaping the community's shared spaces and managing the 24-hour security. Club membership fees are separate. Residents can choose between four membership options: full, social, dining and inactive. Full members pay $593 monthly to access all the community amenities. Social membership is $303, which includes everything besides golf, racquet sports and the Resort rental program. The $93 dining membership is recommended for anyone staying on the island for a long time, considering the nearest grocery store is over 20 miles north. Landowners and those planning to buy a property soon are the only owners allowed to be inactive members. It requires $79 per month to use the Club facilities 14 times yearly.

Tarpon Boulevard is the Island's main throughway
Tarpon Boulevard crosses the Fripp Inlet and flows straight onto the Island's north end, passing through the security gate where each resident and their guests must check in upon arrival. This two-lane road is the only way on and off the Island, and even then, it's another 20 miles to reach Downtown Beaufort back on the mainland. From here, Beaufort Memorial Hospital is two miles south. Those flying in for the holidays can land private planes at the Beaufort Executive Airport.
Homeowners spend holidays on the Island
Many second homeowners and annual vacationers come to Fripp Island for the holidays to escape the cold and celebrate with their neighbors. The Resort hosts an annual Thanksgiving Feast at the Beach Club and a community-wide block party on New Year's Eve. Everyone decks their golf carts out in holiday lights and tinsel for the Christmas Parade.

The most seaward Sea Island
Fripp Island is the most seaward of all the South Carolina Sea Islands, putting it at greater risk of flooding and wind damage. This is especially true during hurricane season, which runs from June through November.
