River Terrace, a cluster of subdivisions with new constructions, lies between the town centers of Beaverton and Tigard to the northeast and pastoral scenes of wineries and farmland to the west. Community parks are thoughtfully placed throughout the neighborhood. “There are a lot of kids there in the summertime, and people walking their dogs,” says Marina Nikiforov, owner of Elevate Construction & Architecture Inc., who also lives in the neighborhood. River Terrace is also less than 3 miles away from entertainment and shopping. “There’s a ton of restaurants, a bowling alley and a movie theater at Progress Ridge TownSquare,” she says. “We like to go bowling a lot.”

Tudor- and Craftsman-inspired new constructions
River Terrace is divided into several smaller subdivisions, many with move-in ready homes, and others with land waiting to be built on. The northern portion of the neighborhood has some of the oldest homes—though their construction dates back to only 2016—as well as new constructions from 2024 with nostalgic details from Tudor, Arts and Crafts as well as farmhouse architecture. These homes range from $575,000 to $850,000, with monthly homeowners association fees between $70 and $150.
New constructions with Craftsman adornments, most of which were finished in 2023, surround Roshak Park and another community green space, fetching between $600,000 and $850,000. Homes in the River Terrace Crossing subdivision cost between $725,000 and $1.2 million, flaunting Craftsman- and Tudor-inspired, contemporary architecture with monthly homeowners association fees of around $75. Townhouses with two to three bedrooms sell for between $400,000 and $500,000.

International Baccalaureate courses for all at Mountainside High
The River Terrace community is also broken up into several different school districts and pipelines. The northern portion of the neighborhood is part of the Beaverton School District, with the youngest students zoned for Scholls Heights Elementary School, earning an A grade from Niche. Afterward, children may attend Conestoga Middle School, which scores a B-plus, before concluding their secondary studies at A-rated Mountainside High School. All high school juniors take an International Baccalaureate (IB) course in a core subject of their choice, making it an “IB for All” school, though over 50 students graduate with a full IB Diploma every school year.
Students who live in the southern portion of the neighborhood are part of the Tigard-Tualatin School District. Those who live north of Bull Mountain Road begin at the A-minus-rated Mary Woodward Elementary School before attending Fowler Middle School and Tigard High School, both of which earn B-plus grades. Otherwise, students may start their educations at Art Rutkin Elementary School, which opened in 2023 and has yet to receive a Niche score. They may then move forward to Twality Middle School, which earns an A-minus, and Tualatin High School, which receives a B-plus.

Authentic cuisine from Mexico City at Casa Lola
River Terrace is a short drive to the Progress Ridge TownSquare shopping center, which has a New Seasons Market and a few eateries. Closer to the neighborhood, Casa Lola is an upscale Mexican restaurant with an understated, industrial interior, freshly crafted margaritas and two daily happy hours. Signature dishes like pollo rellano—chicken breast stuffed with queso fresco and finished with poblano pepper sauce—are inspired by the owner’s childhood in Mexico City. West of the freshly developed subdivisions, winemakers at McCleskey Cellars harvest varietals during the last days of summer at Horseleap Vineyards to make pinot noirs, roses and pinot noir blancs. The vineyard’s tasting room, the Horseleap Saloon, hosts monthly events and a wine club. Other local vineyards include Hamacher Wines, which is now housed at the Winery Lane Collective, along with Suzor Wines.

Community green spaces in River Terrace subdivisions
Architects of the master-planned community carved neighborhood parks into corners and rectangular slivers of each subdivision part of River Terrace. A walking trail passes a picnic area and a climbing structure in Amelia Park, while nearby Sabrina Park has a net-like structure children can scale and a marigold-colored tower with a slide. Roshak Park consists of two nearly identical play sets that face each other on circular islands of grass, bordered by intricate landscaping.

Scholls Ferry Road leads to nearby shopping centers
Southwest Scholls Ferry Road runs across the northern section of the community, connecting residents to major shopping destinations like Murray Scholls Town Center and Washington Square, a shopping mall, on the way to western Portland. Southwest River Terrace Boulevard stems out of Southwest Scholls Ferry Road and runs through the center of the subdivisions that make up the community. Bull Mountain Road traverses the neighborhood as it continues east toward Pacific Highway, which then leads to downtown Portland, about 14 miles away.
