Belle Chasse's vibes are shifting thanks to major facility's addition
Just 10 miles outside of downtown New Orleans along the banks of the Mississippi River is Belle Chasse. Translating to "beautiful hunting" in French, Belle Chasse appropriately offers more of a rural feel and provides an array of spots for fishing and birdwatching along the water. It's the largest community in Plaquemines Parish and contains a military base, making it a popular landing spot for members of the armed forces. The parish has also experienced a recent influx of new residents due to the construction of Venture Global LNG's massive new $20 billion facility south of Belle Chasse in Port Sulphur. "The dynamics of Belle Chasse, a little small town, has changed a little bit because that facility has brought in thousands of people from all over who are here to work there," says local Realtor Shannon Chedville of Generations Realty Group, who has sold over 100 homes in and around New Orleans. "Overall, Belle Chasse is a smaller community, so you have that tight-knit type of feel. It also has lots of restaurants. A bunch of mom-and-pops have been here for a while."

Just as Belle Chasse itself is a mix of suburban and rural, its homes range from historic to contemporary. Styles include a hodgepodge of custom frameworks from brick ranch-style homes with hipped roofs and wooden cottages to large colonials and more modest Acadians. Belle Chasse has large patches of undeveloped land, too, potentially opening the door for newer constructions in the future. Smaller 2,000-square-foot homes often price between $200,000 and $400,000 while larger properties with five or more bedrooms can range from $600,000 to north of $1 million. Homes in Belle Chasse often take between one to two months to sell, aligning closely to the national average.

Football reigns supreme at Belle Chasse High School
Students in Belle Chasse are served by the Plaquemines Parish School Board. Children from prekindergarten through Grade 1 may go to Belle Chasse Primary School, which earns an A grade from Niche, before advancing to the neighboring Belle Chasse Elementary School for Grades 2 through 4. Kids from Grade 5 to Grade 8 can go to the A-minus-graded Belle Chasse Middle School while teens attend Belle Chasse High School. The high school earns a B-plus Niche grade and offers a competitive athletics program that won a football state championship in 2008. "That's what promotes a lot of people to come here," Chedville says. "Our school system is A-rated and our crime rate is a lot lower."

After school, parents flock to New Orleans Karate Institute to watch their youngsters practice martial arts while nature lovers take in the nearby scenery. The Woodlands Conservancy serves as a top spot for locals to hike, come face-to-face with area wildlife and explore relics from World War II. Medal of Honor Park, meanwhile, honors those who served in the armed forces while offering a quiet space to fish. The English Turn Golf & Country Club sits just north of the community, making for a logical spot to book a weekend tee time, while the Naval Air Station Joint Reserve Base New Orleans also attracts guests for its annual air show that features the world-famous Blue Angels.

Salvo's is a top spot for seafood staples
Belle Chasse residents can find a host of restaurants and shops along Highway 23. El Paso Tacos & Tequila is known for its margaritas and Mexican entrees while Salvo's Seafood offers a smorgasbord of seafood staples from shrimp and crawfish to lobster and mussels. For a home-cooked meal, locals often pick up ingredients from Breaux Mart while additional shopping options and eateries can be found at Belle Chasse Shopping Center.

Highway 23 connects locals to New Orleans and beyond
Lacking sidewalks and reliable public transportation, residents in Belle Chasse are largely car-dependent, but enjoy solid road and highway access. Highway 23 serves as the community's backbone while Woodland Highway connects to the neighboring community of New Aurora. Locals are also less than 30 minutes from Bourbon Street, making for relatively easy drives en route to a night on the town.
