A clear clean lake surrounded by community

Orlando is home to many scenic lakes and lagoons, but Lake Conway is largely unique in its legacy of preservation, community stewardship and recreation just a few miles from downtown. Surrounding a chain of lakes spanning approximately 1,800 acres, the communities of Belle Isle, Pine Castle and Edgewood form a predominately residential suburb. Belle Isle, the biggest of the three communities and situated around the main lake, originally came together in the 1920s. While Orange County annexed it within a few years, the community petitioned for city status again a few decades later to protect the lake from becoming a drainage basin. Generations later, those efforts have paid off. “It’s one of the clearest lakes in all of Central Florida,” says Justin Hilton, a local entrepreneur and broker associate with Preferred Real Estate Brokers. “It’s super well known for its sandbar. It’s a real hangout for the community. There’s like 50 to 80 boats out there every Saturday and Sunday. You’ll have people out there fishing, grilling, or watching the game on their boat.” Around the community, residents zip around on golf carts to visit friends or nearby restaurants or grocery stores, creating a strong sense of place, community and comfort for residents.

A mix of stately lakefront homes and modest ranchers

In Lake Conway’s residential oasis, quiet tree-lined streets navigate between the lakes, old neighborhoods and a few gated communities that offer luxurious lakefront living. The community features modest midcentury ranch-style homes and larger Colonial and Mediterranean-inspired estates. Home prices in Lake Conway have risen in recent years, with home values averaging nearly $600,000, making Lake Conway one of Orlando’s more expensive communities. “There’s a lot of old money here. It’s a very vintage neighborhood,” Hilton says. “But there’s some new folks coming in, too, particularly a few years ago during the last real estate boom when interest rates were lower, so there’s some people remodeling homes and some very modern-looking estates.” Condo units sell for around $200,000 to $300,000, while single-family homes start at about $350,000. Some substantial homes with more than 2,500 square feet have sold for as low as $750,000, but fabulous properties with private dock access and stunning lake views can reach upward of $2 million to $3 million.

Tennis and playground time near the lake at Warren Park

Warren Park, Belle Isle’s largest park, is popular for those who want to play or lounge outside by the water. It features a renovated playground, tennis courts and fishing piers. Around the lake, small pocket parks and green spaces feature benches, playgrounds, ornamental landscaping and other amenities. Belle Isle also operates several boat ramps throughout the community, allowing folks without a private dock to access the water. In addition to its boating, swimming and fishing, Lake Conway pleases birdwatchers with its vast body of water and tree-lined shores, providing a sanctuary for local wildlife.

Well-rated Orange County schools and the exemplary Cornerstone Academy

Students in the community can attend Shenandoah Elementary School in the Orange County Public Schools system. Niche gives the school a B rating. From there, students can advance to Conway Middle School and Oak Ridge High School. Conway earns a B-minus rating, while Oak Ridge gets a B and ranks 22nd on Niche’s list of best public high schools in Orange County. At Oak Ridge, students can participate in several magnet programs focusing on aviation and aerospace engineering, hospitality and tourism management, digital media and video game design. Neighborhood dining and shopping on Orange Avenue

Though primarily residential, Lake Conway residents are near commercial centers and strip malls with local family-owned businesses, franchise restaurants, hotels, supermarkets and big box stores. Along South Orange Avenue to the west, local eateries like Mimi’s Kitchen Korean Grill, Ray’s Deli, and Casa Vieja serve quick casual meals and flavors from around the world. Tartini Pizzeria & Spaghetteria elevates the neighborhood’s dining scene with authentic Italian dishes and an exquisite selection of wines in a polished dining room featuring leather-cushioned dining chairs, warm lighting and exposed wooden ceiling beams. Happy Snapper Seafood Restaurant highlights local flavors, serving seafood classics plucked from nearby waters. Between the neighborhood eateries, the commercial corridor also features auto shops, boat dealerships, pharmacies and specialty retailers selling things like vinyl records, bridal dresses and granite countertops. East of the neighborhood, residents can shop for groceries at the Publix in the Conway Crossings shopping center. A little farther east, the North Airport area features a large shopping center with hotels, restaurants, national retailers and an EPIC Theaters multiplex.

Close to Interstate 4, Orlando International Airport and various public transit options

Located about 7 miles south of downtown Orlando, Lake Conway residents can quickly reach the city center by driving on Orange Avenue or Interstate 4 to the west of the community.
