Suburbia between two lakes, with city proximity

Eastgate is a suburban Bellevue neighborhood nestled in between Washington state's biggest lakes. For city-style amenities, it's only about 5 miles to downtown Bellevue and 11 miles to downtown Seattle. Homebuyers who want to live close to the natural beauty of Lake Washington and Lake Sammamish without paying waterfront prices will consider this setting. "It's a more traditional neighborhood which was really built out in the post-WWII era," says Marc Erickson, founder/broker with Allied Property Experts. He's a Seattle-area resident with over two decades of real estate experience, including investing, lending, new construction and development.

I-90 intersects area; Metro bus routes

Interstate 90 runs right through Eastgate, so it's easy to travel to downtown Bellevue or Seattle. Residents benefit from being outside of Seattle congestion, according to Erickson. "One nice thing for Eastgate is convenience for anyone heading to eastern Washington," he says. "Getting on I-90 and going east, it's about an hour to skiing areas and Suncadia resort." Interstate 405 is also nearby. King County Metro buses run on several routes, accessible from the Park and Ride as well as other stops. For long-distance travel, it's about a 16-mile drive southwest to reach Sea-Tac, Seattle-Tacoma International Airport.

Older million-dollar homes; $3 million new builds

Many of Eastgate's older houses date to the 1950s and '60s, including ranch-style homes and split levels of about 1,500 to 2,500 square feet. A few options, including townhouses, are under $1 million, but most exceed $1.2 million. Prices here are lower than for comparable homes in other Bellevue neighborhoods, including those closer to downtown or on the lakefront. "Similar houses north of I-90 could easily be $100,000 more," Erickson says. "Choosing Eastgate is a way to get into Bellevue with a little more affordability. Especially for people who want to fix up a place and gain equity." Later construction includes modern and contemporary styles, with builds typically over 4,000 square feet taking the places of older homes that were torn down. These spacious new homes are priced over $3 million.

Bellevue School District is Washington's No. 1

Kids may attend public schools within Bellevue School District, named the No. 1 school district in the state by Niche. A-rated schools include Spiritridge Elementary and Tyee Middle. Bellevue High School has an A-plus grade and nearly 70 clubs and associations, including the student newspaper, linguistics club, film club and Model UN.

Eastgate Park is a favorite for birdwatchers and hikers, with trails that wind throughout a mossy evergreen forest. There are also pickleball courts, athletic fields, and the Bellevue Zip Tour, a zipline and elevated challenge course. Also at the park, South Bellevue Community Center includes a fitness center, climbing wall and pool. Residents can drive about 5 miles south to reach Cougar Mountain Regional Wildlife Park, which has hundreds of acres with trails and scenic views. Close by, families enjoy Cougar Mountain Zoo's animals and educational displays, and the Golf Club at Newcastle has a 36-hole championship course set atop a bluff. The club offers daily tee times and membership plans.

Eastgate Plaza for stores, more a short drive away

Eastgate Plaza is along Southeast 37th and 38th streets, just south of the I-90 cloverleaf. The shopping area provides daily necessities with a Safeway, Rite Aid, banks and eateries. Besides Outback Steakhouse and a Starbucks, food choices include Hong Noodle, Kuro Sushi and Korean spot Daeho Bellevue for braised ribs and more. Proximity to downtown Bellevue and the lakes gives residents access to top spots for dining, retail and entertainment. Lake Sammamish is a popular spot for boating; Lake Washington also features waterfront dining, and The Shops at the Bravern has 20 stores and restaurants. Other retail close to Eastgate is in Issaquah or Factoria, which has The Marketplace at Factoria's 50 shops and eateries.

Seafair, Salmon Days and sports stadiums

Just about 6 miles from Eastgate, Issaquah is the place to be for Salmon Days, an autumn celebration of salmon spawning that's been held for over 50 years. Cougar Mountain Zoo in south Bellevue also hosts the Issaquah Reindeer Festival in December. Seafair, a summer festival held on Lake Washington, has been going on for 75 years. Highlights include hydroplane races, the Torchlight Parade, a half marathon, a triathlon and airshows with the Blue Angels. Locals follow regional sports teams, some headquartered at Seattle stadiums less than 15 miles from Eastgate. For football, there's Lumen Field, home of the Seattle Seahawks. The site also is used by the National Women's Soccer League's Seattle Reign FC and Major League Soccer's Seattle Sounders FC. Crowds flock there for major concerts with big names, including Metallica, the Rolling Stones and Kenny Chesney. T-Mobile Park has a retractable roof and is equipped for baseball, and its Seattle Mariners games are well attended. The venue also hosts events such as conventions, fundraisers and graduations. On the University of Washington campus, with room for 70,000 spectators, Husky Stadium is the largest in the Pacific Northwest.
