Mixed-use residential community within walking distance of downtown Bellingham
Adjacent to downtown Bellingham, Sehome was one of four small towns combined to form Bellingham when the city was incorporated in 1903, and now features a mix of multi-family and single-family housing alongside local restaurants and small businesses. Set just north of Western Washington University, Sehome’s south side has more new apartment buildings and historic homes that were converted to rentals for student housing. “The south and southwest sides are more rental-focused,” says Julian Friedman, owner and real estate agent with Julian & Company, powered by the Muljat Group. “Other parts are very neighborhood-y—owner-occupied with larger Craftsman and Victorian homes.” Though Sehome is one of Bellingham's more densely populated areas, the Sehome Hill Arboretum provides more than 175 acres of natural preserves with branching trails and a tall watchtower just south of the neighborhood. In addition to the proximity to the university, housing demand is driven by local schools, including the well-regarded Sehome High, and how easily residents can walk downtown.
A mix of Single-family homes and apartment buildings
Most of the homes in Sehome were built between 1890 and 1950, featuring a mix of Craftsmen bungalows and Victorian properties that are spread across the neighborhood, peppered with the occasional American Foursquare or Cape Cod. On the neighborhood’s east side, homes are set amongst small businesses, institutions like the First Presbyterian Church (established in 1884) and apartment buildings. This part of the neighborhood also offers mid-rise condo complexes built between 1950 and 1990. On the east side, just north of the Sehome Hill Arboretum, the Sehome Hill National Historic District comprises exclusively single-family homes, often with uniform square front yards. Home prices mainly depend on how recently the home has been updated and whether it has potential as a rental property for college students. Generally, two- or three-bedroom homes in need of repairs sell for between $400,000 and $600,000, while homes with four bedrooms located along the south edge, close to Western Washington University, sell for $600,000 to $900,000. Two- to three-bedroom condos sell for $300,000 to $700,000, depending on square footage and shared amenities.
