Around 30 miles south of Greenville is the town of Belton, home to nearly 5,000 people with a bucolic setting and pastoral views. “Belton, while still being relatively close to Anderson and Greenville, has maintained a small-town, rural neighborhood feel,” says Scott Sawyer, a realtor and investor in the Belton area who works for the Real company. “It’s a place where you get to know your neighbors.”

Rural and residential options near downtown Benton
Belton residential areas are clustered around downtown, and houses and lots grow larger further out from Main Street. Rural properties on multiple acres can be found further from the suburban downtown. Bungalows and ranchers range in price from $150,000 to $300,000, while new construction houses are priced between $400,000 and $700,000. Exceptions to these prices include houses on large properties and houses with more than five bedrooms, which can cost into the millions.

Anderson School District 2
Students growing up in Belton may attend schools in the Anderson School District No. 2. This includes Marshall Primary School, rated B-plus by Niche, Belton Middle School, also rated B-plus, and Belton Honea Path High School, rated B. Belton Honea Path High School is known for their high-performing athletics department, including varsity teams in football and volleyball.
Marshall Primary School is home to just over 400 young students from Belton.
Belton-Honea Path High School is the only high school that serves the town of Belton.

Meet up at Anderson County Library or walk the Bubble Gum Rail Trail
Despite Belton’s rural setting, there are plenty of activities for locals to enjoy. “Belton has a good mix of activity and solitude, and the neighborhood community is tight-knit,” Sawyer says. The Belton branch of the Anderson County Library is a popular spot for locals to meet. The library hosts weekly events, including a book club, arts and crafts workshops and card game lessons. Another meeting spot is the Belton Bubble Gum Rail Trail, a walking path decorated with murals that leads through the city’s parks. Locals walk to J. C. Ball Park to play baseball and softball and go to Leda Poore Park for a game of tennis.

Perk up at On the Grind Café and wind down at Sugar Hill Tap House
Locals head downtown to Sugar Hill Tap House in the City Square for drinks. This taphouse hosts trivia weekly on Wednesday nights and has a wide selection of beer on tap and in cans. For dinner, check out Arnold’s of Belton, famous for their homemade hamburgers. Early birds will enjoy On the Grind Café, a coffee shop in downtown Belton that opens at 7 am daily, before walking down Main Street to run errands. “The downtown area is small but filled with local shops and boutiques. It’s a quaint place that’s nice for a Saturday afternoon shopping trip,” says Sawyer.

Convenient commutes to Anderson and Greenville
While many people live and work in Belton, getting to Greenville or Anderson is not too time-consuming. “It’s very convenient to travel to Greenville or Anderson for work, but Belton was also voted a top town to live in when working remotely, and many people here work from home,” says Sawyer. Anderson is 11 miles west of Belton, taking State Highway 246, and Greenville is 30 miles north along Interstate 85.

Most of the stores closest to my residence is 3 gas stations, 4 grocery stores, and amazing restaurants! Some have more business than others, but for all around business they are all operating greatly!

Belton is a nice quiet town that provides activites on the town square to get the community together. I wish the town square had more personal or small businesses available to the public.
