Set 3 miles north of Downtown Bend, Awbrey Butte is a secluded, northwestern hill offering log cabin-like single-family homes and picturesque views of the Cascades Mountains and neighboring buttes from any angle. “People are drawn here because it’s older and established,” says Christy Evans, Realtor with Cascade Hasson Sotheby’s International Realty. “It has mature landscaping with all those trees.” Built in the 1980s, Awbrey Butte is older compared to surrounding communities, and residents here are a mixture of young families wanting to be near high-rated schools and retirees who leave during winter and come back in summer for leisure golfing. Local boutiques and businesses can be found a few miles south, and people here enjoy strolling through spacious neighborhood parks and pine-tree-covered trails.

Fitch says many homes in Awbrey Butte are custom-built and can be up to 6,000 square feet in size. Lots here are usually half an acre, and some homes face west giving killer views of the snow-peaked Cascades Mountain range, while others face east, in sight of panoramic sunrises. Early 2000s to mid-2010s New Traditional and Craftsman homes are gathered near the southern part of the area and range between $650,000 and $815,000; these homes feature vinyl and wood facades with small front porches, and some are in gated subdivisions like Rivers Edge Village which includes the Rivers Edge Golf Course, walkable from several homes.
Larger two-story New Traditional and Craftsman homes built in the early 2000s are scattered throughout the eastern portion of Awbrey Butte and priced from $850,000 to $2 million. These properties offer three-car garages, well-paved driveways and brick backyard patios with clearer views of the distant Cascades. In the north and east, one to two-story Contemporary 2020s homes with slanted rooflines and a mix of brick and vinyl exteriors average around $800,000 and are close to community playgrounds and pools.
Homes in the neighborhood sit in hilly cul-de-sacs with groves of mature Ponderosa pines covering well-paved sidewalks. Homeowners can expect to pay $140 in yearly HOA fees, and monthly HOA fees vary depending on the area.

Hiking past volcanic rock cliffs on Archie Briggs Canyon Trail
Within the neighborhood, residents can hike the partially paved 2-mile-long Archie Briggs Canyon Trail, which passes through cliffs of dark volcanic rock framing the Deschutes River; views of the distance Black Butte and Mount Jefferson can be seen from benches along the route. The 3-acre Summit Park is within walking distance of homes in the southern portion of the neighborhood and features tennis courts, a pine needle-covered trail connecting to nearby Sylvan Park and plenty of open, grassy space to roam on. Locals can practice their swing or watch a tournament at the public 18-hole River’s Edge Golf Course near the southeastern portion of the neighborhood, or they can purchase a membership at the private Awbrey Glen Golf Club—which includes a fitness center and outdoor pool—near the western portion of the area.

Easy access to downtown Bend
Downtown is a 3-mile drive south of the area via Northwest Newport Road. Cascades East Transit buses stop in a few places near the southwest border, but people mostly bike or drive to get around. Traffic is moderate, but Fitch says it can pick up in the summer when more tourists are traveling through the city. In 2023, the city received nearly $25 million in state and federal funding to build the Hawthorne Overcrossing, a bicycle and pedestrian bridge crossing over U.S. Route 97 which runs near the eastern border of the neighborhood. St. Charles Bend Hospital is 4 miles southeast of the area, and Redmond Municipal Airport is 17 miles north via U.S. 97.
Northwest Oregon’s largest festival a few miles from Awbrey Butte
In February, residents trek 4 miles south to the Old Mill District for Oregon Winterfest, the Northwest's largest winter festival; nationally known music artists perform at the Hayden Homes Amphitheater, kids can check out carnival rides and visitors can warm up by fire pits while munching on local food truck treats and sipping on beer. Downtown Bend hosts the First Friday Art Walk every month, where area businesses offer complimentary wine sampling and snacks, and artwork is displayed in storefront windows.
