South Bend community immersed in forestland
Located 7 miles south of downtown Bend, Deschutes River Woods is a rural residential area surrounded by the Oregon forestland and outdoor activities. Homebuyers move to this community just outside city limits for more yard space, the lack of property taxes, and the strong communal vibe. “Over the last few years, the community has been coming together more often,” says Rosann Garza, Realtor at Team Birtola Higher Desert Realty and local of 7 years. “There’s no HOA, but we have people come together in an involuntary HOA-fashion to clean up streets. We meet up once a year for a Fourth of July event, and we do a Christmas parade.” The neighborhood is bordered west by the Deschutes River, where people enjoy hiking, and the ash-covered Lava Butte offers scenic spots south of the area. The CAP Crime Index score is a low 2 out of 10, compared to the national average of 4. “There’s no neighborhood watch, but our neighbors are on top of it," she says. "We just look out for each other."

Exploring the river and hiking through caves
There are no parks within Deschutes River Woods, but it's near plenty of outdoor spaces. Locals can head 3 miles north to the 4-acre River Rim Park for walks on the pine-needle-covered paths and fishing in the clear blue Deschutes River. A few miles west of the neighborhood, the 12-mile-long Deschutes River Trail stretches along the river going south; along the trail, hikers can play with their pups in the calm waters at Meadow Day Use Area, or trek further south through the dense forest to see the gushing rapids at Lava Island Falls. Further south, Lava River Cave—one of the first lava tubes to be discovered in Oregon—offers self-guided tours of its 2-mile-long hardened, rocky interior. In the winter, people here love hitting the slopes at Mt. Bachelor Ski Resort 25 miles west.

More living space in Deschutes River Woods
Along well-paved two-way roads lined with ponderosa pine and fir trees, midcentury ranch-style and late 20th-century manufactured homes are scattered throughout the area. These homes feature vinyl-and-wood exteriors, long, gravel driveways and larger lots than those found closer to Bend’s city center; manufactured properties with carports start around $300,000 and go up to $500,000, while ranch-style homes with forest-facing back decks are typically priced from $550,000 to $700,000. Many houses here aren't under covenants or building restrictions, so homeowners have more liberty with home renovations.
Early 2000s new traditional homes and 2010s Craftsman-style houses are found mostly in the north, shaded by towering pine trees and set on lots of up to 3 acres. These four-bedroom properties feature wide, wooden porches and open, grassy backyards with firepits; many also have space to park an RV or trailer. Prices range from $850,000 to about $2 million.

Cadet teaching at Caldera High
The neighborhood is zoned for the Bend-Lapine School District, which includes Elk Meadow Elementary and Cascade Middle, both of which earn a B-plus from Niche. The unrated Caldera High was opened in 2021 and offers a School to Career Credit Program, where students can be cadet teachers at nearby elementary schools or complete city volunteer work to earn school credits.
Cascade Middle School serves grades 6-8 in Bend, Oregon.
Elk Meadow Elementary School is a public school in Bend serving grades K-5.

Easy access to all parts of Bend
Deschutes River Woods is bordered east by U.S. Highway 97, which leads 7 miles north to downtown Bend. Brookswood Boulevard, a major local thoroughfare, leads to adjacent neighborhoods like Southwest Bend and Southern Crossing. People here mostly drive to get around, but Cascade East Transit buses make stops at the local Riverwoods Country Store, and Garza says that bike riders are sometimes seen on the community streets. St. Charles Bend Hospital is 10 miles north, and Redmond Municipal Airport is a 24-mile drive northeast.

Giving back at the annual 4th of July Celebration
In July, residents gather for the ‘Ole Fashion 4th of July Celebration held at River Woods Outreach Church, close to the eastern border; neighbors set up tents to sell handmade art, kids play in bounce houses and attendees donate cans of food to the local food bank, The Giving Plate. During the popular annual Deschutes River Woods Christmas Parade, held each December, folks in red and green tinsel-decorated cars and motorcycles travel along local Cinder Butte Road, cheered on by onlookers.
Picking up groceries at C.E. Lovejoy’s
Residents here can start the day with coffee, get a full tank of gas and chat with chat with neighbors at the Riverwoods Country Store, found on the far east end. In Pinebrook Plaza 2 miles north, Southside Pub serves fried pickles with locally brewed beer, while That Guy’s Bistro offers shrimp tacos and burgers. Brookswood Meadow Plaza is 2 miles north, with C.E. Lovejoy’s Brookswood Market for groceries, Austin Mercantile for bohemian home décor, and Badlands Hair Studio for a wash and style. The Bend Factory Outlet Stores are 5 miles northeast, featuring national retail chains like Maurices and Rack Room Shoes.
The Humane Society Thrift Shop is a popular retail spot for Deschutes River Woods locals.

Locals working together against wildfires
In 1990, the Awbrey Hall fire traveled through Deschutes River Woods and other western Bend neighborhoods, burning over 3,300 acres of land and two dozen homes. Since then, Deschutes County has taken measures to reduce wildfire risks in western Bend including implementing the Firewise USA program which offers workshops on fire safety and disaster preparedness. While there hasn’t been a major fire since, the area is still at risk of wildfires between mid-July and August because of increased lightning storms and campfires. Bend Fire Department Station 303 is a 5-mile drive northeast, and Garza says a group of residents have formed the Deschutes River Woods Fire Squad that owns their own water-tender truck to use during emergencies.
