Coveted, Central Bend neighborhood close city parks, shopping and dining
On the eastern edge of downtown Bend, River West is a sought-after community beside the Deschutes River, its narrow, sidewalk-lined streets laid out in a grid and shaded by mature ponderosa pine and juniper trees. “Walkability is a theme for this neighborhood,” says Paul Frazier, Realtor for eXp Realty and Bend resident of 30 years. “You can walk to any block here, and there’ll be a yoga studio, restaurant, shop, you name it.” The historic Drake Park hosts annual holiday parades, while a mile south, Hayden Homes Amphitheater stages massive concerts. Many of the streets and early 20th-century houses here offer distant views of the Cascade Mountains.
Smaller homes with space to add on in River West
During Bend's early-1900s lumber industry boom, mill workers were provided with one- to two-bedroom Craftsman cottages that were built on large lots just west of the Deschutes River. Today many of these early 20th-century homes have been renovated, and most feature grassy front lawns, as well as fenced-in backyards with small cement patios; a one-bedroom starts at $700,000 while a two-bedroom near the river can cost as much as $1 million. Frazier says that many homebuyers here turn these properties into Accessory Dwelling Units (ADUs) and rent them out to students from nearby Oregon State University-Cascades and Central Oregon Community College.
Further west, two-story, three-bedroom contemporary 2010s and 2020s homes sit close together in pine-tree-covered subdivisions like Discovery West; featuring flat steel roofs, large windows, well-manicured backyards and up to three-car garages, these homes range from $1.6 million to $2.2 million. Residents can expect to pay up to $30 in monthly HOA fees.

Cocktails and Thai food at the well-known Spork
Within the neighborhood, shoppers can head to locally owned Newport Avenue Market for sliced butcher meat, fresh produce and specialty cheeses. A few blocks east of the market, Kanpai serves raw sushi and fried calamari, and nearby Spork serves Mexican-Thai fusion dishes and fruity cocktails. Newport Avenue is dotted with pubs and breweries like Broken Top Bottle Shop and Ale Café, which offers 12 rotating taps. To the south, Revival Vintage sells boho dresses and hand-crafted home goods, while to the east, Dudley’s Bookshop Café is a go-to for used books and fresh lattes. The Old Mill District, located 2 miles south, includes dozens of local and chain stores, as well as a Regal Cinemas and a tasting room for the local Evoke Winery.

Every second week in October, the Bend Film Festival showcases over 130 professional independent and student films at a handful of venues like the Tower Theatre, a mile east of River West; both residents and tourists attend these screenings, and films that are shown can qualify for the Academy Awards. A Bend-wide tradition since 1924, the annual July 4th Pet Parade invites participants and their pets to dress in red, white and blue to march around Drake Park, set near the eastern border of River West.
Local internships through Summit High’s job-training program
River West is zoned for the Bend-La Pine School District, rated an overall B-minus by Niche. Local kids here can start school at High Lakes Elementary, which earns an A-minus; students who live in northern River West can continue to the A-minus-rated Pacific Crest Middle, and those in the southern end can go to the B-plus-rated Cascade Middle. Summit High is rated a B-plus and offers a School to Careers Credit Program, where students can earn school credits by serving as cadet teachers at neighboring elementary schools or by doing an internship with a local business.

Floating through rapids on the Deschutes River
Kayaking, paddleboarding and floating the Deschutes River are popular summer pastimes in River West. At the local Bend Whitewater Park, locals surf and boogie board through gushing rapids in the river's Whitewater Channel, while a few miles south in 13-acre Riverbend Park, they can float downriver in bright-orange inner tubes and float downriver. Tubers might choose to float as far as the neighborhood's 13-acre Drake Park, which is scattered with public art displays and historical placards. Here folks can stroll or bike along the paved Deschutes River Trail, passing lush open spaces and towering pines enroute to downtown and other surrounding areas, and go fishing at Mirror Pond. Also in River West, the 8-acre Hillside Park features a playground, dirt-packed walking paths and the Awbrey Reservoir Off-Leash dog park.

Walkable streets and city buses within River West
U.S. Highway 97 connects to the eastern border of River West, providing easy access to all parts of Bend; in 2023, the city received nearly $25 million in state and federal funding to build a bicycle and pedestrian bridge, the Hawthorne Overcrossing, over U.S. 97. Downtown Bend is a mile drive east via Northwest Galveston Avenue or a short ride aboard Cascades East Transit buses, which make several stops within River West. St. Charles Bend Hospital is a 4-mile drive east, and Redmond Municipal Airport is 17 miles north.
