A suburban mecca for shopping, entertaining and living

Seventy-five years ago, Berlin Township was quite a different place. Before the housing boom of the 1950s and the rise of suburbs in the decades that followed, it looked more like the rural communities that surround it. Today, Berlin Township is more suburban than ever, a place for family entertainment, shopping, eating out and a walk around the neighborhood. “The town has grown so much since I moved into the area just 25 years ago,” says Maryann D’Agostino, a Realtor with Bruce Associates who lives in nearby Stratford. “Once Route 73 was built, all the shopping centers moved in, which brought more businesses and development to the area. Berlin Township is an ideal location, too, about halfway between Philadelphia and Atlantic City.” Between Jersey Shore beaches and the more populated areas of Cherry Hill and Marlton, Berlin Township is its own oasis — a lower cost one, according to Realtor Val Nunnenkamp. “It’s a savings of 10% over Berlin Borough next door and 20% over Voorhees Township to the north,” he says. Nunnenkamp leads the Val Nunnenkamp Team at Keller Williams Realty and has lived in the area all his life. “You can get a rancher with a nice piece of land and you’re close to shopping and all kinds of recreation. It’s a smart choice.”

Shopping and dining in the heart of Berlin Township

Berlin Township’s shopping centers, such as Berlin Circle Plaza, are concentrated in the town center between Route 73 and U.S. 30. Here, shoppers have a ShopRite and a Home Depot, and just up the road, there’s a Walmart Supercenter. Filomena Cucina Rustica, a popular fine dining establishment, serves upscale Italian and offers live music every Friday and Saturday night in the cocktail lounge. Fat Tomato Italian Bistro is another town favorite, with a clean and stylish dining room and café tables in view of the kitchen. Most everyone knows the Palace Diner and Tapped Bar, too, a dual establishment with classic booths and a lunch counter on one side and a bar with live music and an outdoor party space on the other. Vinyl aficionados might want to check out The Record Museum tucked away on Cushman Avenue, and ice cream lovers must stop at Sprinklz before it closes for the season.

One of the east coast’s oldest and largest farmers markets

The Berlin Farmers Market started as a livestock and produce auction in 1940. Today, the indoor market features 85 stores that include a butcher, an Amish bakery and vendors selling furniture, wallpaper, leather goods and brand name clothing. An outdoor flea market with over 700 vendor spaces is held every Saturday and Sunday where shoppers can pick up fruits and vegetables, plants and new merchandise, such as jewelry, handbags, antiques and collectibles.

Homes built one development at a time

Most homes in Berlin Township are single-family houses built in the 1950s or later, including three-bedroom ranch-style houses with full basements and fenced-in yards. Some sit on larger lots, a third to a half-acre in some cases, and sell for $180,000 to $450,000. “Homes in Berlin Estates were built by the VFW as starter homes for servicemen returning from the Second World War,” Nunnenkamp says. “It was one of the first housing developments in town, which put Berlin on the map.” Bi-levels and split-level homes came in a decade later as part of the Pinecrest subdivision, within walking distance of Berlin Circle Plaza. Homes here list for $325,000 to $400,000. The latest additions are contemporary colonial-style homes built after 2000 in the Montebello subdivision, a 55-plus community. These often feature luxury interiors, two-car garages and extra amenities like backyard pools. Newly constructed homes are also fully customizable. From newer to brand new, these homes are priced from $600,000 to $870,000.

Public schools serving the Berlin Township community

Berlin Township schools belong to the Berlin Township School District, which receives a C-minus from Niche. Youngsters can attend John F. Kennedy Elementary, a PK-4 school that also receives a C-minus. The student-teacher ratio at John F. Kennedy is 12 to 1. Dwight D. Eisenhower Middle, a C-rated school, enrolls grades five through eight and uses the “Leader in Me” evidence-based PK-12 model to teach leadership and empower students. High schoolers can attend Overbrook High, another C-minus school, in nearby Pine Hill. Overbrook offers student athletes 16 seasonal sports, many of which have both boys' and girls' teams.

Sports and amusements for any age

Berlin Park in the northwest corner of town features a baseball complex with four fields and a playground between them. Basketball courts and a fenced dog park are nearby, too. The Berlin Voorhees Tenns Center is an indoor facility that offers private lessons and programs for adults and youth. South of there, the Robert T. Clyde Memorial Recreation Complex is behind the Berlin Township Municipal Hall and offers more sports facilities, including hockey arenas and a field for football and soccer. Diggerland USA, the only construction-themed amusement and water park in the U.S., is a place where families can drive and operate specially engineered machinery or zip down waterslides to beat the heat. The Big Kahuna’s Water Park is next door, offering slides, a lazy river and a bar for the adults.

Getting around and beyond Berlin Township

Walkers and bikers will find sidewalks and less traffic through residential areas. Cooper Road has bike lanes that run north intermittently into Voorhees Township. NJ Transit buses stop along U.S. 30 and take passengers as far as the Atco train station at the southern end of town. U.S. 30 and Route 73 are the two main highways in Berlin Township. U.S. 30 connects drivers to Philadelphia, 20 miles north, and Atlantic City, 45 miles south. Route 73 runs north connecting with the New Jersey Turnpike, Interstate 295 and Interstate 95 on the north side of Philadelphia. The Lindenwold light rail station, where passengers can catch a PATCO Speedline train into the city, is 6 miles north. Virtua Voorhees Hospital is 4 miles northeast on Route 73, and Jefferson Stratford Hospital is 6 miles northwest on U.S. 30.
