California in Bethesda

Drumaldy, a community of midcentury modern houses, exudes 1970s style with the sophistication of suburban touches. “The community feels like ‘California in Bethesda,’ and it’s just a couple miles from Downtown Bethesda’s urban core,” says Kevin Koitz, Vice President of Compass, Friendship Heights, who specializes in luxury sales in Washington, D.C. and Montgomery County. “We’re such a colonial area, but I’ve had clients who've become enamored by this enclave of California Mid-Century Modern homes – vaulted ceilings, large windows, gated backyards with private gardens, some homes even have pools or fountains, or ponds. It’s a thoroughly distinctive experience in the close-in Bethesda area.” A homeowners association maintains the development, and architecture and landscape committees guide any renovations and additions to houses to preserve Drumaldy’s architectural integrity. Koitz explains, “Exterior materials and colors are ‘limited… While there have been absolutely thorough, stunning and unique interior renovations, the outside offers possibilities in a more limited capacity.”

Drumaldry is well known for its shady, tree lined streets and various architectural styles.

An entertainer's dream

Home prices start at $1 million, but homebuyers should expect to pay between $1.2 and $1.4 million for a single-family home with three or more bedrooms. One of Drumaldry’s midcentury modern houses will likely sport a price tag of $1.3 million, but prices can be hard to estimate – the houses rarely hit the market because homeowners tend to hold onto them. “The neighborhood, the lots, the yards were specifically built for one another,” Koitz explains. “What makes Drumaldry so clever is the unity of ‘inside and out’ – large windows and sliding glass doors to bring the outside in. Many homes have large sliding glass doors that point to these lush gardens – that sometimes have pools, Koi Ponds, and fountains – in their backyard. It’d be an entertainer's dream.” The rest of the subdivision comprises split-levels from the 1960s and early 1970s and Colonial Revival homes. However, demand still outpaces supply, and these houses do not stay on the market for long. A 1960s split-level with an attached garage is valued at a little over $1 million, and an early 1970s brick colonial costs $1.1 million.

The museum also gives kids the chance to learn with visiting artists. McCrillis House and Gardens sits on a 5-acre site with gardens and a stone manor house. Visitors can enjoy naturalist landscaping, walk along shaded paths and wooded trails, or admire the decorative ornamental trees and flowering shrubs. The gardens come alive in spring, bursting with the pink, fuchsia and white blooms of its pride-and-joy azaleas. For a more physically rigorous outdoor recreation experience, nearby Fernwood Local Park provides a soccer field and tennis courts.
