Bisbee’s newest community: low home prices and high employment
After copper was discovered in the 1870s, Bisbee boomed as a mining town. Thousands of miners came to the area for work, and overcrowding became an issue in the early 1900s. Away from littered streets and packed-together shacks, satellite communities like Lowell and Warren began to pop up as a result. This growth continued into 1950 with the opening of the Lavender Pit, a new mine rich with copper deposits. The first homes in San Jose were built soon after, and population grew into the ‘60s and ‘70s. However, the mine closed in 1974, and many miners left the neighborhood. A new crowd took up their place, though; artists and hippies began moving here, capitalizing on a budget-friendly real estate market. Some of them have stuck around into the modern day, but the neighborhood has largely shifted to working-class people. Cochise County has its offices here, and the U.S. Border Patrol operates a station just south. “In San Jose, you have regular workers who support the town of Bisbee, including government officials, border patrol and teachers,” says Joanna McMullen with Arizona HomeStores, a Realtor since 2013 and a longtime local. “It’s not as artsy as Old Bisbee, but people like the prices. People will live out here and commute to Douglas or Sierra Vista.” This residential community still has low home prices compared to the rest of the state, and it’s where most Bisbee residents come for errands. Its grocery and hardware stores serve the whole town, and its restaurants are farther from tourists in Old Bisbee.

Budget-friendly properties in the Chihuahuan Desert
The median sale price in San Jose is around $175,000, nearly a third of the median for Arizona. Fixer-uppers start at $45,000 but can reach $165,000 with more updates. Move-in-ready homes are between $175,000 and $425,000. Overall, they’re ranch-style homes built in the 1960s and ‘70s, and architecture is characteristic of the time period. These homes typically have low-pitched roofs, and facades range from stucco to brick. With a median lot size less than a quarter acre, properties are close together but have some space in the yard. Properties north of state Route 92 have more room and butt against the community’s hills. The neighborhood’s CAP Index Crime Score is 2 out of 10, compared to the national average of 4.

The only Safeway in Bisbee, next to storied restaurants
Most neighborhoods in Bisbee have a distinct lack of grocers, with convenience stores and small markets being the only options. San Jose, however, has a Safeway, and people come from across town to shop here. Additionally, Dollar General and Ace Hardware are right across the street. Chain and locally owned restaurants are also in this area, on the neighborhood’s northeast side.
Electric Brewing was the first microbrewery in Arizona, started by a Bisbee electrician named Dave Harvan. While his business started out of a garage in 1991, Harvan expanded into a building in 2000 and began renovations with some friends. He eventually put the place up for sale, and the property changed hands over the years. That was until Joe and Natalie Fredrickson met Harvan at a brewing contest and bought the place in 2020. Now they brew one of Harvan’s original beers, the Industrial Pale Ale, and other flavors of their own creation. They make soda and kombucha, too, and distribute it to businesses across Bisbee. Besides its brews, the restaurant has weekly events such as Tuesday afternoon crafts and Friday night karaoke.
Another storied spot, Jimmy’s Hot Dog Company started on the northwest side of Chicago in 1966. When owner Jimmy Devaney married and moved to Bisbee in the 1980s, he brought his Vienna hot dogs and Italian beef in tow. The mustard-colored shop, even today, ships in Gonnella Italian bread from Chicago, and reviewers continue to praise its fast service.

The Naco Highway and state Route 92
In San Jose, sidewalks are rare, and summer temperatures are high. Most people drive around the neighborhood, and major thoroughfares are often close to the house. The Naco Highway goes about 5 miles south to Naco, Sonora and the U.S.-Mexico border. State Route 92 goes about 5 miles northeast to Bisbee and about 30 miles northwest to Sierra Vista. The city of Bisbee operates a bus route through San Jose, with stops in Naco and Old Bisbee. Bisbee Municipal Airport doesn’t offer commercial flights, but Tucson International Airport is about 100 miles northwest. Copper Queen Community Hospital is about 3 miles east of the neighborhood.

Bisbee Unified Schools in nearby neighborhoods
Schools are about 3 miles east of San Jose, in Warren and Lowell. Greenway Elementary serves kindergarten through fifth grade and gets a B-minus from Niche. Lowell Junior High scores a C, and Bisbee High earns a C-plus. The high school’s baseball team won its sixth state championship in 2024.
Historic parks in Warren, Bisbee Saturday Market
Bisbee Dog Park is the only recreation space in San Jose, but other parks are a short drive away. About 3 miles east in Warren, Vista Park was part of the town’s original master plan, and it’s been a major gathering place since 1911. Craft and produce vendors organize the Bisbee Saturday Market here year-round, and tennis and sand volleyball courts cater to athletes. Just south of this green space, Warren Ballpark had its first game in 1909 and now hosts the Copper City Classic in April. Players compete in a round-robin tournament, sporting retro cleats and wool pants. Old Bisbee, about 5 miles north of San Jose, also has some parks and the Mule Mountains.
Annual festivities in Old Bisbee
San Jose itself doesn’t have many events, but Old Bisbee hosts roughly 20 citywide parties every year. In October, the Bisbee 1000 fills the community’s hillsides with competitors; they race up 1,000 stairs in a matter of hours. In June, Bisbee Pride is a three-day festival that includes a parade and doggy drag show. Hundreds of motorcycles and choppers line the streets in March as The Prowl takes over the neighborhood.
