Where the town’s Main Street meets the Virginia Tech campus, locals and students alike enjoy the vibrant hub of their community: Downtown Blacksburg. “There’s a lot of nice downtown camaraderie and things to do,” says Nany Phillips, a real estate agent with Coldwell Banker Townside Realtors and a longtime Blacksburg resident. “People are very friendly here – Blacksburg is a great treasure, and it’s a great place to live.” Downtown Blacksburg is characterized by a variety of local businesses and restaurants that sit along pedestrian-friendly streets. However, there’s no forgetting about the next-door university: statues and visuals of the Virginia Tech mascot dot the downtown area, and some businesses incorporate the school’s signature colors – Chicago Maroon and Burnt Orange – into their facades.

Sporting events and arts performances at Virginia Tech
Among rows of shops and restaurants with matching red-brick exteriors, the historic Lyric Theatre's unique Art Deco architecture stands out. Since opening in 1930, the theatre has undergone several restorations to preserve its building, which has allowed it to continue its operations as a movie theatre and community center. Farther up Main Street on the Virginia Tech campus is the Moss Arts Center, a popular performing arts institution. “It’s worth going to see a show at the Moss Arts Center just to see the facility itself – it’s beautiful,” Phillips says. “The center brings in Broadway shows and all sorts of entertainment, including dancing, plays, musicals … and Virginia Tech is subsidizing all of that because they’re doing it for the students, so as a resident, you can get a very affordable ticket to see top-notch entertainment.” Phillips also notes that all the Virginia Tech sports games – aside from football and basketball – are free to attend. “There’s always something going on at Virginia Tech, between lectures and art shows and sporting events – you could probably do something every day,” she says.
Diverse culinary scene and boutiques on Main Street
Downtown Blacksburg is home to a high concentration of local shopping and dining options, as well as several nightlife spots that Virginia Tech students frequent, including Top of the Stairs and Sharkey’s, a sports bar. Restaurants here range from American pubs and late-night pizzerias to Italian bistros, Mediterranean cafes, Greek eateries and more. “Gillie’s is a vegetarian place and has been around forever, and Green’s Grill has very good sushi,” Phillips says. Another popular dining spot is Cabo Fish Taco, a regional chain that serves Baja-style Mexican food. From April through October, the Blacksburg Famer’s Market opens up twice a week on Wednesdays and Saturdays; the market also operates on Saturdays in November and December. Retail stores in this area sell a range of everyday items like clothing, sports gear, hardware tools, books and more. For grocery shopping, Eats Natural Foods offers organic products, and Kroger is only 1 mile down the road.

Midtown is Blacksburg’s newest townhouse community
Although Downtown Blacksburg is mostly commercial, there are still a handful of housing options sprinkled throughout the neighborhood. Because of the off-campus student population, most residents in this area are renters instead of buyers. Several apartment complexes situated just off of Main Street feature condo units priced between approximately $350,000 and $800,000. A new luxury townhouse community called Midtown is currently being built near the southern end of Downtown Blacksburg; although some construction is still underway, multiple of the move-in-ready units have already sold for between $1 million and $1.2 million. There’s also a small pocket of single-family homes in the downtown area, but almost all of them have been either acquired by Virginia Tech to function as additional academic spaces or bought by student Greek Life organizations for member housing. These single-family properties can range in style from traditional American Foursquares and Cape Cod dwellings to colonials and Craftsman-style homes.

Blacksburg Transit provides free bus services
The downtown area is known for being an excellent area for pedestrians and is one of Blacksburg’s most walkable neighborhoods. Residents living in and around the neighborhood can easily walk to a number of restaurants, boutiques, convenience stores and Virginia Tech facilities. The downtown area is also accommodating for cyclists. “Blacksburg has done a really good job of having bike paths,” Phillips says. Additionally, the town operates free bus services for both students and locals via Blacksburg Transit, and most of the routes make a stop in Downtown Blacksburg. “Public transportation is huge and very successful here,” Phillips says. She also notes that the town does a remarkable job of limiting traffic congestion during large events. “Even on game days, when they’re bringing up to 65,000 people into Lane Stadium, the town does a good job of avoiding traffic jams,” Phillips says.

Community garden at Wong Park
Adjacent to Downtown Blacksburg is Wong Park, a 9-acre outdoor space that features a playground, a covered shelter with picnic tables, the Wong Park Community Garden and a paved walking path along the park perimeter. Only 1 mile away from the neighborhood is the Blacksburg Municipal Park, which sits right next to the Blacksburg Community Center and the Blacksburg Aquatic Center. Phillips says that the Blacksburg Municipal Park also has a skatepark and a sprawling “Hand in Hand” playground for children. “The parks and recreation department is really excellent,” she says.

Students zoned for Montgomery County Public Schools
Students in kindergarten through 12th grade are served by Montgomery County Public Schools, which receives an overall A-minus rating from Niche. Young learners in prekindergarten through fifth grade can kickstart their academic journeys at Margaret Beeks Elementary School, an A-minus-rated institution. Blacksburg Middle School receives a B-plus rating and sits adjacent to the A-plus-rated Blacksburg High School, which was named one of the top 20 public Virginia high schools by Niche in 2024.
