More affordable and conveniently placed Bloomington neighborhood
Crescent Bend is a diverse neighborhood on the northwestern outskirts of Bloomington, Indiana. Attractive to many Indiana University students due to its plentiful apartment options and new off-campus housing complex—which features colorful townhouse-style units with luxury amenities—this neighborhood also attracts first-time homebuyers with its small cottage-style homes situated on spacious lots. In fact, Crescent Bend has a land trust, or a select group of houses designed to be more affordable than others around them. Under a trust, residents only own the house—not the land—and home values rise at a slower pace due to properties not being based on typical market conditions. In addition, the neighborhood borders one of the city’s two public pools and a new middle school and is also just minutes from the homes of Hoosiers basketball and football teams. “You do have easy access to both 46 and 69, whether you’re headed east or west, or need to go south or north. It’s just a really convenient location, with where it’s nestled up against, not one, but two different highways,” says Steve Smith, a broker with F.C. Tucker/Bloomington Realtors.
Craftsman bungalows with Dutch Colonial influences
Crescent Bend doesn’t have as dense of a tree canopy as some other Bloomington neighborhoods, but thick patches of maples and redbuds do surround many houses here. Single-family homes vary in style, but the most common are Craftsman bungalows, and houses that blend Dutch Colonial and Traditional designs. The neighborhood also has some small ramblers and newly built contemporaries with slanted skillion roofs. Housing footprints mostly range from just under 1,000 square feet to about 2,000 square feet, and lot sizes can reach up to 1 acre. Depending on size and condition, price points here mostly run between $150,000 and $230,000. While a few newer or larger outlier homes can reach nearly $300,000. However, overall, the average sales price in Crescent Bend is about $200,000 lower than the entire Bloomington area. “It’s older, more established. When we talk about affordability, this would be an area for someone looking to find something more modest,” Smith says.
Barbecue at Smokin Jack’s and craft beers at Upland Brewing
Nearby dining options include the Smokin’ Jack’s Rib Shack, where patrons can enjoy a variety of barbecued meals in a space with rustic decor. Fans of craft beer can go to the Upland Brewing, where they can enjoy cold drinks with a salad and a burger made with local beef. The brewpub also has a beer garden complete with many shaded and picnic-style tables. South of Crescent Bend is a shopping area dense with chain brands. Options here include one of Bloomington’s two Mother Bear’s Pizza locations. Popular with the college crowd, the local pizzeria chain is known for its specialty pies. Grocery shopping options include the nearby Kroger.
Cluster of recreational sites that include Crestmont Park and Mills Pool
The Mills Pool’s amenities include a splash pad area and a curved water slide. The pool is adjacent to the 14-acre Crestmont Park, where dog owners can walk their pets amid some lush. gently rolling hills and dense patches of trees. The park also boasts an 18-hole disc golf course. A playground with swings and tall, spiraling slides sits on the western end of the park. This area is also home to the Boys & Girls Clubs of Bloomington - Ferguson Cresmont Club, where local children can access facilities ranging from a technology lab and art studio to a gym complete with several basketball goals. Other nearby entertainment destinations include the Classic Bowling Lanes bowling alley, which features cosmic bowling and several arcade games; while the Western Skateland is a weekend hangout for teens.
Highly rated schools at all levels and with STEM focuses
Students here may start at Arlington Heights Elementary School, which receives a B from ratings site Niche. The school’s extracurriculars include STEM and coding clubs. Arlington Heights also provides a mentoring program that takes its students to IU to take part in hands-on activities and meet with college-level mentors. Tri-North Middle School sits just outside the neighborhood and receives an A from Niche. Students here may then finish at Bloomington High School North, which also receives an A from Niche. The ratings site ranks Bloomington High School North among the 25 best high schools in the state for STEM.
Close to Hoosiers basketball and football
Many here enjoy catching sporting events at the various IU venues a few miles east of the neighborhood. The sites include the Indiana University Memorial Stadium and neighboring Simon Skjodt Assembly Hall, which are the homes of Hoosiers football and basketball teams, respectively. In addition to other sporting events like IU women’s volleyball games, Wilkinson Hall hosts the IU Traditional Powwow in April. Free to the public. The festivity features many Native American performers who don traditional clothing and share aspects of their culture with the greater community.
Right off crossing of I-69 and bypass
The Bloomington Transit system provides residents with a public transportation option and features several bus stops within the neighborhood. Crescent Bend is also just about 3 miles northwest of downtown Bloomington and Indiana University. The neighborhood sits right off the intersection of Interstate 69 and the State Road 45 bypass. Interstate 69 provides a commuter route to Indianapolis, which is about 51 miles north of Bloomington. While those who need to catch out-of-state flights usually go to the Indianapolis International Airport. In addition to the IU sports venues, the bypass connects the neighborhood to other institutions like the IU Health Bloomington Hospital.
