Historic Bloomington community with close-knit spirit
Part of Bloomington’s historic west side, this neighborhood was named to recognize the maple trees that welcomed one of its early settlers. Anyone in Maple Heights today will spot a gold and green neighborhood sign with an attached maple leaf. Or they’ll see the colorful mural adorning the wall guarding the Duke Energy substation on the neighborhood’s south end. These works reflect this close-knit community’s spirit, inspiring neighbors to do anything from voluntary trash pickups to gathering in a shared garden area to host dinners and annual plant and fruit tree giveaways. “It’s a great location because it’s really close to downtown and quite walkable,” says Angela Van Rooy, Bloomington’s neighborhood services program manager. “The farmers market in the summertime is really just down the street. It’s also in close proximity to the B-Line Trail, and the connection to the parks and trails like that is really ideal.”

Quiet blocks with more than century-old cottages
Like most of the historic west side, Maple Heights mainly consists of cottages shaded by tall and mature trees. Some homes can also be found nestled along narrow streets and alleyways lined by thickets of bushes. Many residents routinely tend to their landscapes, with some making room for pots of elephant ears and patches of sunflowers. With many dating back at least a century, homes here include Craftsman bungalows, gabled-ell cottages, shotgun-style builds and a few Dutch Colonials. Although Maple Heights doesn’t have a high volume of homes sold, their costs typically range from about $200,000 to $300,000.

Maple Heights neighbors the Trades District, which houses a growing tech startup scene. Its anchors include The Mill, which runs out of a refurbished factory with an unmistakable sawtooth roof. While Maple Heights is only a few blocks from downtown Bloomington’s bustling and diverse dining scene, several staples exist around the neighborhood. Square Donuts has fun-shaped treats, while La Bonita Restaurant & Market serves authentic tacos and Mexican pastries. The area also has a few craft beer establishments, including the Upland Brewing Co., a Bloomington institution. Patrons can kick back pints and flights indoors or outside under the beer garden’s hanging lights. The neighborhood lies about a mile from two Kroger grocery stores.

Close to Crestmont Park, public pool and artistic spaces
The popular 3-mile B-Line Trail, which runs just south of Maple Heights, connects its diverse users to other neighborhoods across west Bloomington. One of the trail’s stops is Switchyard Park, a new outdoor attraction. Dog owners enjoy walking their pets on Crestmont Park’s open field. The 14-acre site features a playground and disc golf course. The park also neighbors Mills Pool, one of the city’s two public swimming facilities. Dog owners have another spot they can visit at Miller Showers Park. A walking trail goes around the narrow space, which features sculptures of two faces staring at each other. The sculpture is close to a prominent limestone monument sign that reads “Bloomington” and greets drivers arriving from the north. Western Skateland and Classic Bowling Lanes offer indoor activities and entertainment.

Within walking distance of Fairview Elementary and Tri-North Middle
Although they’re both outside the neighborhood, Fairview Elementary and Tri-North Middle schools remain within easy walking distance. Niche ranks Fairview and Tri-North B and A, respectively. Students may then finish their public education at Bloomington High School North, which gets an A. Tri-North and Bloomington North promote the school district’s STEM emphasis through various courses and clubs. Tri-North has organized a coding club and offers a Science Olympiad squad that squares off against teams from other schools in the state. Niche ranks Bloomington North among the 20 best high schools for STEM in the state.

Less than 1 mile from Bloomington’s biggest celebrations
The fruit tree giveaways and community dinners occur at the Overlook, a nonprofit-run site. “That’s kind of a cool thing they have right in the neighborhood,” Van Rooy says. “In 2024, they got a small grant to do a perennial swap. So, in addition to the trees, they have perennials that people can trade. It’s very ecological based.” With downtown less than a mile away, many don’t need to travel far to enjoy some of Bloomington’s biggest celebrations. The Fourth Street Festival of the Arts, one of the largest events, occurs over Labor Day weekend and features over 100 vendors showcasing their crafts and wares.
A few blocks from downtown Bloomington and close to I-69
Several Bloomington Transit bus stops exist around the neighborhood, which is also located a few blocks north of downtown Bloomington. Commuters are less than 2 miles from Interstate 69, which goes to Indianapolis, about 55 miles north of the city and to The Indianapolis International Airport. The neighborhood is about 4 miles west of the IU Health Bloomington Hospital, the flagship medical institution for this part of South Indiana.
