Boca Villas is synonymous with Boca Raton’s downtown area, just a few blocks from high-end shopping, restaurants, and arts. However, the community is its own ecosystem, lined with spacious, luxury homes in a lush, tropical landscape. Boca Villas and surrounding subdivisions of Kings Court and Whisem are referred to as the Golden Triangle for their coveted homes and proximity to the best of Boca’s amenities. “Boca Villas is really close to Mizner Park, really within walking distance, where there’s restaurants, shopping and live music. It’s also within walking distance of the beach,” says Alina Schwartz, a Realtor with One Sotheby’s International Realty who has lived in the East Boca Raton area for over 20 years. “It was developed in the 1950s and still carries the charm and character from that ‘Old Florida’ era.”

Luxury homes in the Golden Triangle
Towering, mature palm trees serve as the forefront for the luxury homes that line the quiet roads in Boca Villas. “The homes are really high-end. Developers bought homes built in the 1950s and 60s, then turning them into $5-7 million homes,” Schwartz says. Single-family homes in the community, as well as in neighboring Golden Triangle subdivisions, range from custom-built estates to contemporary builds and Mediterranean-style homes. Most homes range between $1.5 million and $4 million, with newer homes on larger lots on the higher end of the spectrum. However, custom-built, luxury homes can cost anywhere from $5 million to $7.5 million. Boca Villas doesn't have an HOA, which is another big selling point for prospective residents.

Easy access to Interstate 95
Interstate 95 and the Federal Highway, or US Route 1, connect this area of Downtown Boca to neighboring communities. Palm Tran, the area’s public transportation system, has several stops outside of the community along major thoroughfares like Palmetto Park Road. However, many residents in Boca Villas drive to get around. The neighborhood is also near the Brightline Boca Raton Station, a rail system that travels between Orlando and Miami. “It was a big deal when they added the stop in Boca. It’s the best way to go to Miami during events like Art Basel,” Schwartz says. Baptist Health Boca Raton, a 400-bed hospital, is about 2 miles away.
Boca Villas is located a few blocks east of Interstate 95.
