Spring into north Spartanburg County

Named for the two bubbling springs that were once the center of the community, Boiling Springs, South Carolina is a suburban town in Spartanburg County, located 11 miles from the North Carolina border. Within a 15-minute drive of both Lake Bowen and Downtown Spartanburg, residents here can enjoy access to both natural recreation areas and city amenities and events. The population here has been increasing at a rapid rate over the past 10 years, with a 2024 population of 12,000 up 25% since the 2020 census. The community’s growth was catalyzed by the construction and paving of Highway 9 in the early 20th century, then known as Mill Gap Road. This thoroughfare brought business to Boiling Springs in its early days, sparking the town’s economic growth. This road still serves as the town’s main street, and all residents are within a five-minute drive from its amenities.

Craftsman-style architecture and new subdivisions

Most houses in Boiling Springs were built after 1990, with some ranch-style homes and split-levels sprinkled throughout the community that date back to the early 1950s and ‘60s. The average listing price is around $295,000, and price tags range from the upper $100,000s to the low $800,000s. There are numerous new subdivisions currently in development, with fresh builds consistently hitting the market. These newly constructed homes range widely in size and price, from 1,500-square-foot townhomes to 3,800 square foot single-family homes, with most featuring craftsman-style architecture. Lot sizes shift throughout the community. “If it’s a newer subdivision, they’re going to be smaller. Areas outward from Highway 9 will be about a half-acre or more,” says Donna Morrow, a Realtor with Coldwell Banker Caine Spartanburg. These more established homes further from Highway 9 tend to have more mature trees and verdant foliage, providing residents with a bit more privacy.

Spartanburg County schools

Top-rated schools draw in families with young kids to the area. Spartanburg County School District 2 earns an A-minus overall grade and is the 11th best school district in South Carolina, according to Niche. Most local students attend Boiling Springs Elementary, Boiling Springs Middle and Boiling Springs High, while young children in the southwest side of town attend Hendrix Elementary. Each of these schools earn an impressive A-minus rating, with the high school named a Greenville Area Standout High School by Niche. The district has an average student-to-teacher ratio of 14-1 and an 88% graduation rate, which is 4% higher than the average South Carolina rate. Locals in search of a new read can check out a book from Boiling Springs Library on Double Bridge Road, a few doors down from Boiling Springs elementary. Along with their selection of page turners, the library also has meeting rooms and private study spaces. Community programming here ranges from craft and educational workshops to fitness classes and Dungeons and Dragons gameplay.

Nearby mountains and lakes

“The location is great for those who enjoy spending time outdoors,” Morrow says. “Lake Bowen is right there for boating and water skiing, and hikers are right in the foothills of the Blue Ridge Mountains.” Folks can launch their boats or cast a line from the docks of Anchor Park before enjoying a packed lunch under the shade of a picnic pavilion. The Va-Du-Mar McMillan Park, known to locals as McMillan, is named for the family of those who donated the land to the community. Now a hub for youth sports tournaments, it features a mix of soccer, football and lacrosse fields. Visitors can also practice their putts and drives on the park’s 18-hole disc golf course.

Local spots and chains on Highway 9

While the town is largely residential, folks can buy all their essentials within its borders, with Publix, ALDI, Walmart, Ingles and Lowe’s being popular shopping spots. From Pad Thai to wings and craft beers, Boiling Springs’ food scene can be found along Highway 9, which essentially splits the town down the middle. Along with the few local eateries, there are several chain fast-food restaurants in the shopping district. For a more active shopping and dining scene, folks take the 8-mile drive to downtown Spartanburg, where Main and Magnolia streets are lined with family owned restaurants, boutiques and antique stores.

With an A overall crime grade from CrimeGrade.org, Boiling Springs has a lower crime rate than 86% of United States cities. The community’s crime rate is 22.71 for every 1,000 residents, with a violent crime rate of 2.16 and a property crime rate of 14.42. This rate is significantly lower than South Carolina’s overall crime rate, which is 91 per 1,000 people.

Easy interstate access

Highway 9 cuts through the community and leads to the nearby haunts of Spartanburg and Lake Bowen, while Interstate 26 lies just west of town and takes travelers 60 miles north to Asheville, North Carolina or 100 miles southeast to South Carolina’s capital city of Columbia. Drivers heading to Charlotte or Atlanta can take Interstate 85.
