Gated community living surrounded by Florida’s natural landscape
With hundreds of naturally preserved acres, Bonita Bay's residents often share their premier gated community with native wildlife and subtropical vegetation. The decision to protect over half of the property's 2,400 acres was made when development began in the 1970s. Today, resort-style living is blended with Southwest Florida's scenic environment and world class-amenities like tennis courts and golf courses are connected by miles of hiking trails. Residents can retreat from their sport or nature-based adventures to various housing types ranging from high-rise condos to single-family homes with gulf access. “Bonita Bay put Bonita Springs on the map,” says Michelle Abner, local Realtor with John R. Wood Properties, Christie's International. “They wanted to make it unique by keeping the unspoiled land unspoiled.”

Spanish-Revival estates and high-rise condos
Bonita Bay offers a wide array of single-family and multifamily housing scattered across 58 different subdivisions. Spanish-Revival estates with stucco exteriors and tiled roofs sit under the shade of towering palm trees. Coastal contemporary-style builds can also be found scattered throughout the heavily forested streets. Most single-family houses have backyard swimming pools with scenic golf course views and are priced between $1.5 million and $4 million. Waterfront builds along the Imperial River feature private boat docks with direct gulf access. These properties tend to sell at a higher range of $3 million to $5 million. Multifamily options include character-enhanced coach homes and multi-unit villas, selling from $400,000 to $900,000. High-rise condo complexes line the neighborhood’s western boundary and provide extensive views of the Gulf of Mexico. These condos range between $1 million and $5 million, depending on number of bedrooms and view orientation.

The Bonita Bay Club offers different levels of membership and has numerous state-of-the-art amenities, including a fitness center and two full-service clubhouses. Golf is the main attraction, and players will never have a hard time getting on one of the area’s five courses. The courses were designed to be in harmony with nature, and the two off-site courses became the world’s first 36-hole Audubon Signature Sanctuary. “They’re just awesome courses,” Abner says. “Everybody talks about Bonita Bay and the golf they have.” The Sports Center features 18 Har Tru tennis courts and 25 different league teams, giving residents many opportunities to work on their backhand. Pickleball and bocce ball courts are also available here. In the northwestern corner of the property, Estero Bay Park features miles of hiking trails that crisscross 13 acres of wild coastal mangroves and saltwater marshes. Nearby, Spring Creek Park provides a convenient spot to launch a kayak or canoe along the Spring Creek waterway. The Private Beach Park is closed for construction, but once reopened, it will offer residents a private slice of the Gulf of Mexico’s sandy shores and deep blue waters.
