Surrounded by the crystal blue waters of the Gulf of Mexico and Estero Bay, it isn’t hard to see where Bonita Beach got its name. Bonita Beach is predominantly residential, with only a couple of casual restaurants on its south side. Of course, the island gets its fair share of tourists each winter, but without much public parking, the neighborhood maintains its small, beach town charm.

Multimillion-dollar homes along Bonita Beach shores
The island was once a relatively affordable option for vacation properties on the gulf, according to local Aron Hubers, a Realtor with SanCap Gateway Realty who has sold in Bonita Beach for over a decade. After Hurricane Ian swept the coast in 2022, the market drastically changed, “The little cottages disappeared, and now the beachside is all mansions.” Depending on the property's age, custom-built homes on the sand range between $7 million and $15 million. While many remodeled mansions feature the hallmarks of Spanish Revival architecture, Hubers says new builds display sleek, contemporary designs. Bayfront houses on the island’s east side range from $1.6 million to almost $5 million. That said, new construction bayside can list for as much as $7 million. Beachfront condos range from $700,000 to $1.2 million, while bayside condos range between the mid $300,000s and $700,000. Hubers says the island is an owner’s community, “All the condo buildings have different HOAs, but they only allow you to do monthly rentals. You’re not getting a short-term spring-break turnover. You get people who stay all winter."

Beautiful beaches and the Estero Bay Aquatic Preserve
Seagulls pecking at the white sand as waves lap at the shore is a typical sight in Bonita Beach. Various beach access points, like Little Hickory Island Park and Barefoot Beach Preserve, stretch up and down the island’s western coastline. Dogs aren’t permitted at most beach parks, but Lee County’s Dog Beach is nearby and it offers a rinse-off station. Longtime local Troy De Mond, a Realtor with Royal Shell Real Estate, praises Bonita Beach’s beautiful views, saying that the gulf often has a “sparkling green-blue glow” and that dolphin pods sometimes swim by. Locals have the beach all to themselves during the summer. Still, tourism is steadily picking back up as the greater community continues its recovery from Hurricane Ian. Fish Trap Bay is a quiet spot for local anglers. The Estero Bay Aquatic Preserve is popular for scenic trips on kayaks, boats and canoes. It’s a protected estuary that spans 138,000 acres of mangroves, brackish water and hundreds of islands. De Mond says visitors will see wading birds, like egrets and herons, and even manatees. “Of course… we see those alligators, too.”

Coconut Jack’s Waterfront Grill and Doc’s Beach House
Coconut Jack’s Waterfront Grill is a bayside restaurant with a menu of fresh, locally caught seafood and classic American cuisine. Doc’s Beach House is another island must-have. The casual, open-air restaurant has been a community fixture since 1987, serving breakfast, pizza, burgers, fried fish and refreshing beverages. More dining options are across the water in Downtown Bonita Springs, a little more than a 5-mile drive away. Small and cozy, A Table Apart is De Mon’s favorite restaurant. Its “amazing food” ranges from duck bao buns to fried yellowtail. Grocery shopping gets done downtown, too. Publix, Aldi and Dollar General can be found at the intersection of Bonita Beach Road and Tamiami Trail.

Bonita Springs is served by the School District of Lee County. Spring Creek Elementary and Bonita Springs Middle Center for the Arts are graded B on Niche.
