Getting to know your neighbors in Roslindale

Roslindale, a residential village in Boston, maintains a true neighborhood feel while still offering access to big-city transportation and amenities. With its active calendar of events and several desirable parks, this is a place where people tend to stay. “Rozzie is a diverse community — it’s a mix of families with generations having lived in the neighborhood, younger professionals, older retirees, and has many ethnicities represented,” says Michelle Quinn, a Realtor with Insight Realty Group and a 40-plus year Boston area resident. “It’s a place where you can get to know your neighbors.” Housing in the area includes everything from one-bedroom condos in converted Boston triple-deckers to spacious, four-bedroom homes from the 1800s and 1900s.

Access to the Arnold Arboretum and Fallon Field

Bordering the neighborhood to the north is Arnold Arboretum, maintained by Harvard University and spanning 281 acres. It serves both as a research institution and a place for the public to explore a vast collection of flora from the eastern United States and eastern Asia. It’s the second largest “link” in the Emerald Necklace — a 1,100-acre system of parks connected by pathways and waterways around Boston. There are several other parks throughout Roslindale, and two of the most popular are Healy Field and Fallon Field. Little League teams, gardeners and walkers can make use of Healy’s 9 acres of public land. Fallon not only has a baseball diamond and a tennis court but also has a newly constructed playground with a roped climbing structure, adaptive swings and an enormous tube slide.

Roslindale Village Main Street program organizes community events

With the efforts of community organizations, including the Roslindale Village Main Street program, residents have many opportunities to build relationships with each other. “People in Roslindale are very supportive,” says Steve Marcelin, the event manager for RVMS. “They prefer to stimulate the local economy rather than spending their money in downtown Boston.” On Saturday mornings throughout most of the year, shoppers can pick up produce, cheese and smoked fish at the farmers market in Adams Park. “It’s one of the oldest and largest farmers markets in Boston,” Marcelin says. “There’s live music — everything from jazz to blues and other family-friendly genres.” In summer, bands of all styles and levels of experience perform on neighborhood porches during the annual PorchFest. The Open Studios art walk takes place in the fall. Burn on Birch is a new addition to the social calendar, during which eventgoers can sample spicy food and drinks from area restaurants.

Dining and drinking al fresco in Roslindale Village

The neighborhood’s main square, Roslindale Village, hosts an assortment of restaurants and boutiques. Several of the restaurants, including Sophia’s Grotto and Village Sushi & Grill, share a brick-paved alley space where patrons can enjoy their meals al fresco. Distraction Brewing Co. on Birch Street hosts live music and trivia nights, and it also has an outdoor seating area. Farther south is Pleasant Café, which opened in 1937, a classic diner with vinyl-upholstered booths and hearty dinners. “Even when people move away from the neighborhood, they come back to eat at Pleasant Café,” Quinn says. Locals can buy their meat from Tony’s Market, grab spices and bread from Bob’s Pita Bakery and source unique home decor from Birch St. House & Garden. There is a small Target on Washington Street as well.

Single-family homes and Boston triple-deckers in Roslindale

Along Roslindale’s narrow, maple-lined streets are a mix of well-kept Victorian-era homes, modest mid-1900s Cape Cods and multifamily dwellings. Many houses rest on lots with enough room to toss a ball in the yard, and side driveways give some homeowners a private place to park. Single-family homes are often priced between $600,000 and $1.2 million, but there are a few investment homes that hit the market in the $400,000s — these are generally around 1,000 square feet in size and often require a good amount of work to bring them up to code. Newly built or expertly renovated four- and five-bedroom homes might run as high as $1.6 million. Condos and townhouses are also available, many of which are in converted double- and triple-deckers. Units are priced between $550,000 and a little over $900,000, depending on size and condition.

Wolfgang Mozart Elementary School prides itself on music-based education

Students here are zoned for Boston Public Schools, and families can choose from a list of nearby schools or apply to magnet and charter public schools. Some children attend The Wolfgang Mozart Elementary School, which earns a B-minus on Niche. As the name suggests, the school places an emphasis on music education, and it also offers a strong program for children with autism. For sixth through eighth grades, children can continue learning at Washington Irving Middle School, which receives a C rating. The English High School, which earns a C-plus, was founded in 1821 and is one of the first public high schools in the United States. Each Thanksgiving since 1887, English has played Boston Latin School in football in what is the oldest continuous high school rivalry in the country. The Boston area has several highly rated private schools as well. One option is A-plus-rated Meridan Academy, which teaches students in grades six through 12.

Commuter rail and nearby Orange Line subway stations

Healthcare workers and those in need of medical care can find the Longwood Medical Area 5 miles north of the neighborhood. It’s home to several teaching hospitals for Harvard Medical School, including the Brigham and Women's Hospital. There is a Massachusetts Bay Transportation Authority commuter rail in Roslindale Village, and along Washington Street, riders can catch an express bus to the Forest Hills subway station. Drivers can use the Jamaicaway or Columbia Road to find their way to and from downtown.

Considerations for homebuying

As with many Boston neighborhoods, some homes lie within flood zones. Buyers who purchase a home within a flood zone may be required to buy flood insurance. Additionally, residents who live closest to parkways can expect to hear increased noise levels, particularly during rush hour.
