About Boulder City, NV

Boulder City: A small community in the Eldorado Valley

Boulder City is a small historic city with a population of about 15,000 people, surrounded by the Red Mountain and Black Mountain peaks in the Eldorado Valley. It’s a conveniently located, recreational city known as the gateway to the Hoover Dam. Lake Mead, a man-made body of water created by the Hoover Dam, sits in the city’s northeast corner and feeds into the Colorado River. The city is also 5 miles from the Arizona border, 15 miles from Henderson, 18 miles from Lake Las Vegas, a luxury resort community and 20 miles from Las Vegas. “It’s a neat place because it has a small-town vibe while still being close to Vegas,” says Curtis Bunce, a Broker/Owner of Diversified Realty Group, who has been selling homes for about three decades. ”It feels like a big family; people know each other by their first name.” Construction on the Hoover Dam started in 1931, followed by hundreds of buildings and homes built between 1931 and 1942 within the city’s downtown Historic District. Today, the area stays busy with community socializing, particularly at its parks and along the main drag, Nevada Way. The district does not have high-rises, but parking spots and palm trees are plentiful. Major downtown streets are named for the seven states that access water from the Colorado River. Boulder City’s population has stayed stagnant over the past few years. According to the U.S. Census Bureau, its median household income is about $69,000, lower than $80,000 nationally. The city falls under Clark County; Major employers include the county’s school district, manufacturing and the healthcare system.

Front lawns have desert landscaping with gravel, rock and drought-resistant plants like cacti. The city sits at an elevation of 2,500 feet, so it has wide, hilly streets shaded by tall palm trees. The median home price is $500,000, higher than the national median of $420,000. Properties stay on the market for an average of 59 days, compared to 45 days nationally.
