A mountain community within the Foothills
Boulder’s iconic Foothills are more than just a sight to see – the rolling hills double as an expansive neighborhood of mountain homes that maintain a sense of privacy with the surrounding natural landscape. “There’s a nice community up in the mountains; we all get together quite a bit,” says Real Estate Associate Nick Duncan with LIV Sotheby’s International Realty, who lives in the Foothills. “You’re only about four to five minutes from Boulder proper, but at the same time, you’re in the mountains and can have your space.” As the gateway between Boulder and the Rocky Mountains, the Foothills contains a myriad of recreation that keeps the community engaged in the outdoors.

A landscape of adventure and recreation
Along the Foothills, grassy fields turn into hills covered in aspen and pine trees, which grow into the Rocky Mountains farther west. The evolving landscape is flush with trails that explore every dip and valley in the area. Lefthand Trail follows Left Hand Creek and is open to hiking, biking and horseback riding. Buckingham Park is an open field with picnic tables that sits creekside, with access to multiple trailheads. “There are a lot of trails in the area, and some people in the community have private trail access,” Duncan says. “Being in Boulder, there’s also a huge biker community.”
Closer to Boulder, the Foothills Community Park has several recreational facilities and places, including a playground, picnic shelters, soccer field and dog park. Foothills Paragliding has both an upper and lower launch sites where paragliders can float back down and land at the base of the foothills by the park. Dakota Ridge Park is known for its prehistoric-themed playground with dinosaur prints and tree-shaped benches. Additionally, Boulder Reservoir is roughly 9 miles east for boating, swimming and fishing. Hikers and bikers can enjoy multiple trails that wind around the reservoir and travel past it.
Buckingham Park is a great place for outdoor recreation.
Houses in the Foothills are dotted along residential roads that wind throughout the landscape. Contemporary mountainside homes built in the 1960s and 1990s are common, with a variety of architectural styles. There are modern farmhouses with front gables and front porches, southwestern-inspired homes with stucco and large cabins with balconies and wood siding. Nature-inspired mountain homes blend into the surroundings with muted exterior colors and floor-to-ceiling windows. These properties span 2,500 to 5,500 square feet and cost anywhere between $975,000 and $3.2 million, depending on property size and architecture. Most houses sit on acres of property, creating a sense of privacy and seclusion. As such, the CAP Index crime score for the Foothills is 1 out of 10, compared to the national average of 4.

Traveling in and around the foothills
The expansive and rural landscape of Boulder’s Foothills requires a vehicle to get around. Lee Hill Drive and Olde Stage Road are the two main thoroughfares, traveling north to south. Dirt and gravel residential roads branch off from the thoroughfares, creating the rest of the neighborhood. US Route 36, known as North Foothills Highway, runs parallel to the area and connects commuters to downtown Boulder, roughly 8 miles south, and Lyons, about 12 miles north.

The potential risk of foothills living
Living in Boulder’s Foothills comes with unique environmental challenges. “We’re definitely higher up than in town, so we get a few more inches of snow,” Duncan says. The area may also be at risk of potential wildfires because of thick vegetation and dry climate. The Lefthand Fire Protection District looks after the northern section of the neighborhood, while homes in the southern section, west of Lee Hill Drive, are watched over by the Boulder Mountain Fire Protection District. Additionally, the creeks in the area are at a moderate risk of flooding, which can impact the roads.
Foothills is known for its tranquil streets, offering a quiet retreat from the bustle.
Nestled at the base of the Rocky Mountains, Foothills provides easy access to nature trails.
