Situated in one of the state’s lowest floodplains, Bound Brook has a history of severe flooding and still faces significant risk, though some improvements have been made thanks to the development of costly protection plans. The borough has long attracted waves of immigrants, leading to a diverse population. Bound Brook’s streetscapes vary in character, with pockets of consistency throughout. “On the north side, you get larger homes with bigger pieces of land, almost up to an acre,” Kelly says. “In the south, there are smaller Cape Cods and ranches, many of them built in the mid-20th century.” The Piedmont area is known for its palatial Colonial Revivals and Victorians dating back to the early 1900s. Homebuyers are attracted to relatively low prices in Bound Brook; the average home price is $456,000, much lower than Somerset County’s $654,000. Prices typically range from $320,000 for small properties with outdated interiors to $915,000 for large, recently renovated houses. About 17 percent of the property mix belongs to apartment buildings, and a small number of condos are available with prices typically hovering around $315,000.

Residents can access major highways or use public transit
Three major highways pass through the borough: Route 22, Route 28 and I-287. Newark Liberty International Airport is roughly 30 miles away, lower Manhattan is about 40 miles away, and the Jersey Shore is 70 miles away. The historical Bound Brook train station operates along the NJ Transit’s Raritan Valley line, connecting residents to Newark Penn Station, where they can transfer to reach Manhattan, in about 50 minutes.

Local businesses thrive along Main Street
Bound Brook is primarily residential, although there is some commerce concentrated along Route 28 and Main Street. The former is ideal for running errands, as it has services like auto-repair shops and dry cleaners. “The commerce scene along Main Street is in a rebuilding phase,” Kelly says. It’s definitely on the upswing, which will appeal to new buyers. There’s a lot of money being spent there.” Local restaurants offer global cuisines, from Costa Rican fare at Franks Restaurant to Salvadoran dishes at Patricia's Sabor Casero & Deli. Mama Rosina’s is a favorite for hearty Italian meals, while Sandra's Deli is a go-to for its breakfast sandwiches. There’s a ShopRite in Bound Brook proper, as well as a Trader Joe’s, Costco and Whole Foods just beyond the community. Next door in Finderne, Bridgewater Promenade has a Target, Marshalls and Old Navy, and about 5 miles away, the Bridgewater Commons Mall has over 140 retail stores.

Green spaces include recreational facilities and historic landmarks
History buffs and outdoorsy types enjoy the 719-acre Washington Valley Park, just north of the borough. On the south side of the park, nearest Bound Brook, monuments mark the sites of the United States’ first official flag-raising and a Revolutionary War battle, both in 1777. The park is used for seasonal activities like hiking, kayaking, hawk-watching and cross-country skiing. There are also tennis courts, a golf course and an outdoor swimming pool available within the park. Within the borough, there’s Billian Legion Park, which includes a playground, a ball field, grassy lawns and winding footpaths. The park occasionally hosts carnivals or small festivals. There is another playground at Codrington Park, which will soon have an upgraded community pool. “The Somerset Patriots Stadium, a minor league park for the New York Yankees, is a 5-minute drive from Bound Brook,” Kelly adds.

Bound Brook’s youngest students attend one of three elementary schools: the C-minus-rated Smalley Elementary School, C-rated Lafayette Elementary School or C-plus-rated Lamonte-Annex Elementary School. Community Middle School earns a C-minus from Niche, while Bound Brook High School earns a C and offers college-prep programs for students across all academic levels.
