The gated community’s center of activity is what greets residents when first entering the neighborhood. “Once you pass through security, there’s a beautiful entryway with deciduous trees and palm trees,” says Katz. “You pull in to see this huge lake and clubhouse. It’s all very well maintained.” The Valencia Pointe Clubhouse was recently renovated to include rooms for billiards and cards, the VP Café, a fitness center and a social hall. Club meetings, classes and activities are held here. For outdoor recreation, there’s a lap pool, tennis courts and a playground for visiting grandkids. About 2.5 miles away, golfers can tee off for a round of 18 at Indian Spring Country Club. Those who want even more scenery than what Valencia Pointe provides head to Arthur R. Marshall Loxahatchee National Wildlife Refuge, roughly 6.5 miles away. It’s one of the largest wildlife refuges in the United States, with plenty of space for boating, fishing and peaceful walks. Oceanfront Park is another popular destination in Boynton Beach. Strolls along the boardwalk provide ocean views, and picnic areas offer a place to relax by the water.

Sidewalks line the front lawns, and the back ends of the properties provide waterfront views. The two- to three-bedroom options range from $525,000 to $635,000 if they are not situated near ponds or lakes. Properties with access to the water can climb up to $915,000. Most four-bedroom homes in Valencia Pointe sell for $700,000 to $955,000. Lawn maintenance, cable, internet, a 24-hour manned gatehouse and access to the community facilities are included in homeowners association fees, which are just over $700 a month.

Katz praises the neighborhood’s central location, calling it one of the biggest draws for residents. “You’ve got tons of restaurants and strip malls, and you’re not too far from the beaches and downtowns,” he says. Everything you could need is pretty close.” A quick drive down Boynton Beach Boulevard or Woolbright Road suffices for simple errand runs. A Publix Super Market is the anchor for the Shoppes at Woolbright, along with quaint local restaurants on days when locals want to go outside the neighborhood for a meal. Dune Deck’s Mimosa Café is a popular brunch spot serving modern takes on traditional Mediterranean cuisine. Next door is Jax Bistro and Bar, which has a little bit of everything on its menu, from Korean tacos to beef and lamb gyros. Situated along Boynton Beach Boulevard is a Sprouts Farmers Market and a Target for additional everyday needs.

Less than 10 miles from the downtown districts of Delray Beach and Boynton Beach, Valencia Point is centrally located. Locals can avoid major highways to get to the shopping and dining in each area, instead taking Boynton Beach Boulevard or South Congress Avenue. Boynton Beach Boulevard serves as not only a hub for shopping and dining, but also a place where residents can access public transit and medical care. Palm Tran bus stops are dotted along the thoroughfare, and Baptist Health Bethesda Hospital West sits just 4 miles west. The longest commute for locals will be 20 miles northeast to Palm Beach International Airport, which can be reached by traveling along Woolbright Road and Interstate 95.

Traffic will likely pick up in the morning and mid-afternoon as Hagen Road Elementary School students commute to and from class. The elementary school, which has a B-plus from Niche, sits just across the street from the neighborhood’s western side along Hagen Ranch Road. Other area schools include Christa McAuliffe Middle School and Boynton Beach Community High School. The middle school is the highest rated of the three on Niche, given an A-minus, while Boynton Beach Community High has a C-plus.
