Marlton sits between county development and rural outskirts

Marlton is a wooded suburb in south Prince George's County, branching off Crain Highway. Though the community's original homes were built during the greater Washington D.C. region's suburban housing boom in the 1960s and ‘70s, several new townhouse subdivisions are also available. "It used to be rural, but the area has been developed over time," says Rannard Edwards, a 10-year Realtor with Own Real Estate. "In fact, beyond Marlton is still farmland." Residents can live on the southern edge of the county's suburban development, where a few miles south is the expansive Cedarville State Forest, and less than 20 miles west, the bustling National Harbor area offers nightlife, dining and retail.

Postwar homes, modern townhomes and USDA loan opportunities

Prices in Marlton generally range from $300,000 to $850,000, varying by lot size, age and square footage. Buyers can find ramblers, bi-levels, and brick Colonial Revival homes built between the '70s and the early 2000s. Modern townhouses concentrated in the Marlton Town Center development were built from 2000 onwards. There are also unique opportunities for some buyers searching in the area. "Marlton qualifies for U.S. Department of Agriculture loans," Edwards says. "It's very helpful for first-time buyers to get these loans because they usually don't require a down payment." Buyers seeking to build or buy a single-family home in the neighborhood within a specific income bracket are eligible for the USDA's Rural Development loans, with no down payment and low interest rates, to encourage the growth of safe, sanitary housing for people in rural communities. Winding roads, consistent sidewalks and a shady tree canopy define the neighborhood's curb appeal. Finding on-street parking typically isn’t an issue, as many homes feature driveways or garages.

Miles of trails at nearby parks and forests

Marlton Community Park is a 68-acre green space with numerous walking trails, tennis courts and a full baseball diamond for youth sporting events. The 19-acre Fairhaven Park also features walking trails, a large picnic area and a playground. Charles Branch Stream Valley Park is ideal for anglers looking to hook a fish, while 10 miles to the south is Cedarville State Forest, a 3,500-acre park with trails suited for hiking, mountain biking and horseback riding.

Marlton Plaza Shopping Center is the neighborhood's main commercial hub, located along Crain Highway. The center features Birrieria La Poblana for Mexican street corn, horchata and juicy birria tacos with consommé soup. A few doors down is Sharks Fish & Chicken, with chicken wings and Louisiana-style po'boys. Marlton Plaza also hosts a Food Lion for groceries. Locals can venture west and reach National Harbor after a half-hour drive. This thriving waterfront district hosts a variety of restaurants, from fast-casual spots to taverns and upscale white-tablecloth establishments. There's also the Tanger National Harbor, a mall with 85 outlet stores to browse.

Marlton Elementary offers interactive math resources

Students can enter the Prince George's County Public Schools district at Marlton Elementary, which holds a C rating on Niche. Marlton Elementary utilizes Aplusmath, a program with interactive games that students can take home to practice their skills. After that, students typically advance to the C-minus-rated Gwynn Park Middle School before finishing their studies at Frederick Douglass High School, graded a C-plus.

Moved here a few months ago. I never realized the beauty of Marlton until one mild summer weekend, I drove through the back roads and did my own sight-seeing tour. There aren't many places left - especially near DC - with a beautiful wood setting.

Good place to raise small children. Can be expensive to live and can use more nearby food places. Overall, it is a great neighborhood. Most people are friendly and take pride in the neighborhood.

This area that I live in is being revitalized. Currently, I am able to obtain 80% of what I need. There are 2 shopping areas that have clothing stores as well as restaurants. The aforementioned stores are at the local mall or town center. There are no mom-and-pop stores in comparison to many urban areas. The stores at the mall are are Aeropostle, Charlotte Russe, Victoria Secret,Claires accessories, Macys, Best buy, JcPenney's, Sears and Kohl's.
